Your questions about bathroom resealing in Layer Marney

Do you cover Layer Marney for bathroom resealing?

Yes, Layer Marney is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job.

Do you work for landlords with property near Marks Tey station?

Yes. We work for landlords and letting agents as well as homeowners. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Can I choose the colour of the sealant?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Do you have insurance?

Yes. We’re fully insured.

How we handle bathroom resealing in Layer Marney

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We work on kitchen worktops & upstands, wet rooms and sinks & splashbacks, and the jobs we see most are a bead that has pulled away from the tiles and a joint torn by a bath that flexes.

Somewhere as small as Layer Marney, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What happens on the day

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a couple of hours for a single bath or shower. Somewhere as small as Layer Marney, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Mention any tricky access
  • Tell us about any water getting in

What the job involves on each surface

Baths

Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and isn’t stretched when it’s used.

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

What affects the quote in Layer Marney

For a quick quote, just ask. The main things that affect it are:

  • Whether there’s mould to deal with
  • Working hours on commercial sites
  • The number and length of the joints
  • Which sealant suits the joint

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Helping us quote

When you contact us, it’s useful to know:

  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email
  • Roughly how big the job is
  • What the problem is, such as mould, gaps, leaks or cracking

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, phone 0345 464 0079 or drop us an email.

When something else is needed

It helps to know what we cannot do too:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Damage behind the tiles that needs a tiler
  • A tray or bath that is cracked through

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think.

What we seal

  • Kitchen worktops & upstands
  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Landlords, agents and businesses in Layer Marney

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

What bathroom resealing looks like in Layer Marney

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

In the older streets around Church of St Mary the Virgin, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Thurstable School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When to call us in Layer Marney

Black mould is behind a lot of resealing. Steamy rooms that do not dry out give mould all the damp it needs, and mould that has grown into the silicone generally will not clean off.

People normally contact us when they notice one of these:

  • Water getting behind the kitchen upstand
  • Water escaping at the shower enclosure
  • Black mould in the silicone that won’t clean off
  • Two layers of silicone, both failing

Letting a property close to Marks Tey station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What your quote should include

  • What the cure time is
  • Which sealant they’ll use, and why
  • What preparation is included
  • Whether all the old sealant comes out first
