Bathroom Resealing in Mulberry Green
We cover Mulberry Green for bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Failed sealant on the screen profile
- Gaps where the bath or tray has moved
- Sealant that has split, shrunk or peeled away
How the job changes by surface
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.
How we handle bathroom resealing in Mulberry Green
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you are dealing with water escaping at the shower enclosure and sealant that has split, shrunk or peeled away, we can help.
Being in a small place like Mulberry Green makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Mulberry Green questions
I let a flat near Marks Tey station. Can you help?
Yes. We work for landlords and agents as well as householders. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.
Is Mulberry Green in your area for bathroom resealing?
Yes, Mulberry Green is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or send us an email and let us know what needs doing.
Is there any odour?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it normally can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
How long does it take to reseal a bath or shower?
It takes half a day or less for one room, longer when the kitchen is included. You will know how long to expect before any work starts.
Do you take out the old sealant first?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

When something else is needed
Sealant is not the answer to every problem, and we will tell you before work begins. It will not solve:
- Damage behind the tiles that needs a tiler
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Cracks in the tray itself rather than the joint
If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think before booking.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Stick to a soft cloth and a mild cleaner
- Do not leave water standing on kitchen joints
- Open a window or run the fan so the room dries
- Dry the bead with a towel now and then
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
Mulberry Green homes and their sealant
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
Letting a property close to Marks Tey station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as The Stanway School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Church of St Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How it works
On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. The work generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere as small as Mulberry Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
How to prepare
- Tell us if parking is tricky
- Tell us about any previous sealing or DIY attempts

Related advice
Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Landlords, agents and businesses in Mulberry Green
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Why deal with it now?
You do not need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes. If something else is wrong, we’ll tell you. Around Mulberry Green, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.
