Bathroom resealing in Aldham

About our bathroom resealing in Aldham

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. Common call-outs are for splits where the tray meets the wall and water getting behind the bath panel, across wet rooms, baths and sinks & splashbacks.

Homes around Aldham are mostly houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Run the extractor fan during and after every shower
  • Use gentle cleaners on the silicone
  • Wipe up water along the back of the worktop
  • Squeegee the walls and tray after use

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just ring 0345 464 0079 or drop us an email.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it. Replacing the sealant early keeps the job small.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Water coming from the plumbing rather than the joint
  • Movement from a bath with loose feet or no proper support
  • A cracked shower tray or bath (that needs repair or replacement)

If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think.

How the visit works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes half a day or less for one room, longer when the kitchen is included from start to finish. In a small place like Aldham, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Tell us about any previous sealing or DIY attempts
  • For business premises, tell us about site rules or sign-in

Bathrooms and kitchens in Aldham

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Marks Tey station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Holy Trinity CofE Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Church of St Margaret and St Catherine, walls and floors in older homes can move, and sealant and grout show it first.

How we quote for bathroom resealing

Jobs vary more than people expect. The main factors:

  • The number of rooms or windows
  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints

What you pay reflects the work, not guesswork. That is why we ask a few questions first and agree the price before starting.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • If someone has resealed it before
  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs

To get a quote, phone 0345 464 0079 or email us and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Why act early in Aldham

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite. Older cottages and farmhouses around Aldham can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, phone 0345 464 0079 or email us for an honest opinion and a quote.

Your questions about bathroom resealing in Aldham

Will you come out to Aldham?

Yes. Aldham is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Marks Tey station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can phone 0345 464 0079 or send us an email with the details for a clear quote.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Where is Mr Mastic based?

We’re based in Crawley, and we work across South East England, London and Scotland.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

What the job involves on each surface

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.
