Bathroom resealing across CO3: what to expect
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We work on sinks & splashbacks, kitchen worktops & upstands and shower trays & enclosures, and common reasons people get in touch are leaks into the floor or ceiling below and a bead that has pulled away from the tiles.
The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job normally takes half a day or less for one room, longer when the kitchen is included, and we tell you how long to leave it before we go.
- We start by protecting the area and stripping out the old bead.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, normally after around 24 hours.

Bathrooms and kitchens across CO3
CO3 has homes of every age, old and new, and in places like Colchester, Camulodunum and Lexden there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials.
Camulodunum: Rented homes near Colchester Town station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In the older streets around Colchester New Church, older homes can move a little, which is hard on rigid grout and tired sealant.
Why deal with it now?
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair.
What your quote should include
- Which colour the sealant will be
- Whether the sealant suits the joint
- Whether they’re fully insured
- Whether they seal over old material or remove it
Why it fails
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
Keep an eye out for these signs:
- A joint torn by a bath that flexes
- Water escaping at the shower enclosure
- Sealant that has split, shrunk or peeled away
- Mouldy sealant that has gone black
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Dry the bead with a towel now and then
- Keep the fan on for a while after bathing
- Keep an eye on the corners, where splits start
- Let new sealant cure fully before it gets wet
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
Surface by surface
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
How we quote for bathroom resealing
Every job gets its own quote. This is what makes a difference:
- How many areas need sealing
- How easy the joints are to reach
- Working hours on commercial sites
- Whether there’s mould to deal with
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
What we need to know
Before you ask for a quote, have a think about:
- How many joints, rooms or windows are involved
- The address or postcode of the job
- The problem you’ve noticed
- Photos by email, if that is easy
We don’t publish a price list. Instead, we give you a clear quote for your job. To get started, phone 0345 464 0079 or send us an email.
CO3 questions
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
Do you guarantee your resealing?
Yes. Every job carries our one-year guarantee, and we’re fully insured.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it usually can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
How long does it take to reseal a bath or shower?
Allow half a day or less for one room, longer when the kitchen is included. You will know how long to expect before work begins.
