Bathroom resealing in Stanway

What the job involves on each surface

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone.

Bathroom resealing in Stanway

Homes in Stanway have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We’re often asked to deal with water getting behind the kitchen upstand and leaking joints on a shower screen, on baths, basins & vanity units and wet rooms.

For a small place like Stanway, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

When to call us in Stanway

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Any of these means the joints need attention:

  • Sealant that has split, shrunk or peeled away
  • Lumpy, uneven sealant from a DIY attempt
  • Gaps between the worktop and the wall
  • Black mould in the silicone that will not clean off

For an older house near a landmark such as Parish Church of St Albright, older homes can move a little, which is hard on rigid grout and tired sealant.

Before you book anyone

  • How the joint is cleaned and prepared
  • What happens if they find a problem under the old sealant
  • Whether they’re fully insured
  • Which colour the sealant will be

10 questions to ask before booking

Stanway: your questions answered

Will you come out to Stanway?

Yes. Stanway is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Marks Tey station?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.

Can I choose the colour of the sealant?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

How long does it take to reseal a bath or shower?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or email us.

How much does bathroom resealing cost in Stanway?

Every job is different, so each one gets its own quote. To get one, phone 0345 464 0079 or send us an email with a short description of the job.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

The process

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we explain the cure time before we leave. Somewhere as small as Stanway, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Preparing for the visit

  • Mention any tricky access
  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed

When it is not the sealant

In fairness, some problems need a different trade:

  • A tray that rocks until it’s re-bedded
  • Cracked or missing grout between tiles (that’s regrouting)
  • A leaking waste, trap or valve

If you are not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer before booking.

Surfaces we seal

  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks
  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Wipe up water along the back of the worktop
  • Squeegee the walls and tray after use
  • Wait for the cure time we give you
  • Keep an eye on the corners, where splits start

Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

How we quote for bathroom resealing

You will get a clear quote before we start. It takes into account:

  • How much old sealant there is and how hard it is to remove
  • Access and height
  • Mould in or behind the old joints
  • The size of the job

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we’ll talk you through the work and give you a clear price.

Stanway homes and their sealant

Stanway has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

If you let a flat or house near Marks Tey station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Stanway Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
