About our floor joint sealing in Stanway
The gap under a skirting board often opens as floors and walls move with the seasons. Caulk tends to crack there, so we close it with a flexible sealant instead. We work on tiled floors, commercial floors and concrete floor joints, and the jobs we see most are gaps opening between the floor and skirting and failed joint filler in concrete floors.
Somewhere as small as Stanway, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.
Each job carries a 12-month guarantee, large or small.

What affects the quote in Stanway
The price is agreed before any work begins. It takes into account:
- Whether there’s mould to deal with
- Whether old sealant or filler has to be cut out
- The number and length of the joints
- The product the joint needs
A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, ring 0345 464 0079 or send us an email and we will give you an honest view and a quote.
Helping us quote
When you contact us, it’s useful to know:
- What the problem is, such as mould, gaps, leaks or cracking
- Where the job is, and your postcode
- The type of property
- How many joints, rooms or windows are involved
Need a quote? Please call 0345 464 0079 or send us an email and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
Other services in Stanway
For landlords and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
When to call us in Stanway
Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. Cracks often run straight along a line of joints, where a flexible joint should have been.
Common reasons people contact us are:
- Open joints that fill with dirt
- Gaps between floors and kitchen plinths
- Skirting that has pulled away from the floor
- Perimeter joints in tiled floors filled with grout
For buildings such as Parish Church of St Albright, floor and skirting joints in halls and kitchens wear like any others.
Comparing quotes
- What product goes in the joint
- What the cure time is
- Which colour the sealant will be
- Whether all the old sealant comes out first
Floor joint sealing in Stanway: local notes
Across Essex, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal.
For landlords with property near Marks Tey station, gaps at skirtings and thresholds are worth sealing between tenancies. For site and facilities teams at buildings such as Stanway Primary School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.
Stanway is about 2 miles west of Camulodunum, in Essex. Wherever you are in the CO3 postcode area, we cover floor joint sealing for homes and businesses. Stanway is one of 644 towns and villages in Essex we cover for floor joint sealing. Chelmsford is on our list too, about 17 miles from Stanway.

Local landmarks in Stanway
Typical jobs here are in homes near White Hart Toby Carvery pub and The Stanway School, among other places. The nearest railway station is Marks Tey station, about 1.5 miles west of the centre. Nearby you’ll also find Social History Museum (3.5 miles east) and Birch Castle (2.6 miles south). Open spaces near Stanway include Iron Latch.
How to look after the new joints
So the new joints stay in good condition:
- Sweep along the edges of the floor
- Don’t fill floor joints with caulk where they move or get wet
- Check the sealant is paintable before decorating
- Use furniture pads near skirting
Have a look at the joints once the heating season is over. Small gaps at the ends can be touched up early on.
In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.
Common questions in Stanway
I let a flat near Marks Tey station. Can you help?
Yes, rental work is part of what we do. You can phone 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.
Is Stanway in your area for floor joint sealing?
Yes. We work across London and the South East, and Stanway is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job.
Can sealant along the skirting be painted?
If you tell us beforehand, yes. We use a paintable flexible sealant on joints you plan to paint, and silicone elsewhere.
Where do you work from?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Why does the gap under my skirting keep coming back?
It’s normally the floor moving: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible sealant stays closed as the floor moves.
How long will you be here?
As a guide, most jobs take a few hours for most rooms, longer for large commercial floors. Larger jobs naturally take longer, and we’ll tell you how long to expect.
Can new sealant go over the old?
No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Can you match the sealant colour?
We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.
How the visit works
You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes a morning or an afternoon for most homes for a typical job. Somewhere like Stanway needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- We apply the sealant in a colour that suits the floor.
- The joint is tooled neatly and the cure time explained.
How to prepare
- Try not to wet indoor joints just before the visit
- Mention any parking rules near the property
- Tell us about any water getting in

Related advice
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What we can’t put right
Sealant is not the answer to every problem, and we’ll tell you before work begins. It won’t solve:
- Failed waterproofing under a wet room floor
- Bouncy or failing floorboards
- Damaged concrete that needs breaking out and repairing
Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before you book.
