How we handle bathroom resealing in Heckfordbridge

Across Heckfordbridge, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. If you have a messy, uneven bead from a previous reseal and gaps where the bath or tray has moved, we can put it right, whatever the surface.

Around Heckfordbridge, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

Every job is covered by a 12-month guarantee, wherever you are in Essex.

How the job changes by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

How we quote for bathroom resealing

Your quote is based on your job. We take into account:

  • Working hours on commercial sites
  • Which sealant suits the joint
  • How easy the joints are to reach
  • How many areas need sealing

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Helping us quote

To help us quote quickly, please include:

  • Photos by email, if that is easy
  • How we’d reach the joints
  • Roughly how big the job is
  • Whether it has been sealed before

For a quote, ring 0345 464 0079 or send us an email with the location and a short description of the problem. You will have a clear quote before work begins.

Bathrooms and kitchens in Heckfordbridge

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Managing a site like Birch Church of England Voluntary Aided Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Marks Tey station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What we’re called out for in Heckfordbridge

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.

Common reasons people contact us include:

  • Leaking joints on a shower screen
  • Cracked, shrunken or lifting silicone
  • Water getting behind the bath panel
  • Gaps where the bath or tray has moved

In the older streets around Church of St Michael and All Angels, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What your quote should include

  • How much experience the applicator has
  • How long the guarantee is
  • What product goes in the joint
  • How long to leave it before use

10 questions to ask before you book

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

The process

We work through the job in order: protect, prepare, seal, tidy. Typically it takes around two hours for one bath or shower, longer for a whole bathroom. For a village or hamlet like Heckfordbridge, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Yes. We work for letting agents and landlords as well as homeowners. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.

Are you insured?

Yes. We’re fully insured.

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

When it is not the sealant

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Cracks in the tray itself rather than the joint
  • Cracked or missing grout between tiles (that’s regrouting)
  • Loose or hollow tiles, or failed tanking behind them

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before booking.
