About bathroom resealing in CM9

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on wet rooms, kitchen worktops & upstands and baths, and people most often call us about a messy, uneven bead from a previous reseal and failed sealant on the screen profile.

We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. The job normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we explain the cure time before we leave.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

How we quote

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Near you in Maldon

Around Maldon, our work takes us to homes and buildings near Maldon Primary School, The Ship And Anchor Public House and Plume Library and the streets around them. Nearby too are Church of St Mary (less than half a mile east) and Plume School (less than half a mile north-west). Other landmarks nearby include Maldon & District Agricultural & Domestic Museum (3.6 miles north-east). For a walk, there’s Maldon Wick.

Bathrooms and kitchens across CM9

Homes across CM9 range from older properties to new builds, with plenty of rented property in places like Maldon, Heybridge and Great Totham. Sound sealant and clean grout keep water out and rooms looking cared for.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in CM9, surfaces are cleaned back properly before new sealant goes in. In the coastal parts of CM9, the sea-facing side of a building takes the most weather, and that’s where sealant generally gives up first. Good preparation and the right sealant help it cope.

Maldon: Schools such as Maldon Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Church of St Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Surface by surface

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Common problems we fix in CM9

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.

If you can see any of these, it’s time to have the joints looked at:

  • Gaps between the worktop and the wall
  • Water getting behind the bath panel
  • New sealant laid over old sealant that is now lifting
  • Mouldy sealant that has gone black

Leave it or put it right?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect.

Questions to ask before booking

  • Which colour the sealant will be
  • Whether all the old sealant comes out first
  • The length of the guarantee
  • Which sealant they’ll use, and why

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

What affects the cost of bathroom resealing

There’s no set price list, because no two jobs are the same. What we look at:

  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • The number of rooms or windows
  • How much there is to do

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What to tell us for a quote

When you call or email, these details help:

  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you are ready, phone 0345 464 0079 or drop us an email.

FAQs for CM9

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

What should I tell you?

Let us know what needs doing and where. If we need more, we will ask.

How long before the new sealant can get wet?

Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
