About our window mastic in Maldon

Over two decades of sealing frames has taught us which products suit which walls. We are fully insured ARBOMaster approved applicators, and we give a one-year guarantee on the work. If you have mastic that has split away from the wall and old mastic that has gone black or come away, we can put it right, on window sills, timber windows & doors and aluminium frames alike.

Walls in Maldon that face the prevailing wind take the most weather, and that’s usually where the sealant gives up first. It’s worth looking at every frame, not just the one that leaks.

There’s a 12-month guarantee on every job.

When something else is needed

To be straight with you, some problems need a different trade:

  • A sash or casement that will not close properly
  • Draughts through the window seals rather than the frame
  • A failed sealed unit that has misted up

If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Aluminium frames
  • Timber windows & doors
  • uPVC windows
  • Patio & French doors
  • Composite doors
  • Window sills

How it works

At the end, we look at the finished work together. The visit itself generally takes a few hours for a few frames, or a day or more for a whole house, depending on the size of the job. In Maldon, parking is rarely complicated, though it helps to know about driveways or restrictions, and let us know if the work is upstairs, in a flat or up high outside.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Tell us if parking is tricky
  • For indoor joints, keep the area dry beforehand if you can

Advice

Keeping the joints in good condition

Looking after new joints is easy:

  • Don’t paint over the silicone
  • Keep jet washers away from the mastic
  • Don’t use solvent cleaners on the joint
  • Wipe condensation off the frames

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

What we’re called out for in Maldon

A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

The most common problems we see are:

  • Draughts coming in around windows and doors
  • Untidy mastic left by window fitters
  • Mastic that has split away from the wall
  • Cracked internal joints between frame and plaster

For an older house near a landmark such as Church of St Mary, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Questions to ask before you book

  • How the surfaces are prepared before sealing
  • Which colour the sealant will be
  • What happens if they find a problem under the old sealant
  • How much experience the applicator has

How to choose a mastic man

How we quote for window mastic

Jobs vary more than people expect. The main factors:

  • The product the joint needs
  • How easy the joints are to reach
  • Whether there’s mould to deal with
  • Working hours on commercial sites

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, ring 0345 464 0079 or email us for an honest opinion and a quote.

Asking for a quote

When you contact us, these details help:

  • Where the property is
  • Any access issues, like height or stairs
  • What’s wrong with the joints now
  • Pictures of the joints, sent by email

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you are ready, call 0345 464 0079 or drop us an email.

Your questions about window mastic in Maldon

Is window mastic in Maldon guaranteed?

All our work, in Maldon and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Does the coastal weather in Maldon affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Can you match the sealant to my frames?

Yes. We can use white, brown, anthracite grey, black or clear.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Are you fully insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

How many windows can you do in a day?

A few frames take a few hours, while a whole house takes longer. We confirm the timing with your quote.

Where are you based?

Mr Mastic is based in Crawley. We cover Maldon and the rest of Essex, along with the rest of our area.

How do I get a quote for window mastic in Maldon?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.

Frames and glazing around Maldon

Maldon is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you look after a building such as Maldon Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

How the job changes by surface

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.

For landlords and businesses

We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured for the work.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.
