About bathroom resealing in CM8

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on baths, shower trays & enclosures and basins & vanity units, and common reasons people get in touch are failed sealant on the screen profile and mouldy sealant that has gone black.

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It generally takes half a day or less for one room, longer when the kitchen is included.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Near you in Witham

In Witham, that means homes and buildings near Powers Hall Academy, The Crown Inn and Whet Mead, among other places. Also close by are Maltings Academy (under half a mile south-west) and Witham United Reformed Church (less than half a mile south-east). Witham has its own railway station: Witham station. Well-known places in the area include Cressing Temple (2.7 miles north-west). For a walk, there’s Shut Heath Wood.

Bathroom resealing across CM8: local notes

CM8 has homes of every age, old and new, and in places like Maldon, Witham and Silver End there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in CM8, joints are cleaned back properly before anything new goes in.

Witham: If you let a flat or house near Witham station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as Maltings Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

What sealant work cannot fix

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water getting in through the grout rather than the sealant
  • Cracks in the tray itself rather than the joint

How we quote for bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • Which sealant suits the joint
  • Any working-time requirements on site

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or send us an email.

Asking for a quote

Before you ask for a quote, have a think about:

  • Roughly how big the job is
  • A few photos by email, if you can
  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel

Asking for a quote is easy: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Check the joints every few months for splits or lifting
  • Don’t let bottles sit on the bead
  • Squeegee the walls and tray after use
  • Avoid abrasive pads on the sealant

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Surface by surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

What happens if it’s left?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later.

What your quote should include

  • How hidden problems are handled
  • Are they insured?
  • What preparation is included
  • Whether all the old sealant comes out first

CM8 questions

Can I add another job to the visit?

Yes, we can. More than one area can be quoted together.

My sealant has gone black. Can you sort it?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Do you do commercial work?

Yes. We can plan bigger jobs in stages to suit the site.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Are you fully insured?

Yes. We’re fully insured.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
