Landlord and commercial work in The Green
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.
For anyone letting property in or around The Green, jobs at different addresses can go on one quote. Send us the addresses and the work at each.
Bathroom resealing in The Green
It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We’re often asked to deal with shrunken sealant along the back of a worktop and black spots spreading through the bead, across wet rooms, baths and shower trays & enclosures.
Around The Green, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
All our work is covered by a 12-month guarantee, wherever you are in Essex.

Different surfaces, different methods
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.
How we quote for bathroom resealing
Jobs vary more than people expect. The main factors:
- How easy the joints are to reach
- When we can work, for business premises
- The number of rooms or windows
- The size of the job
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.
What to tell us for a quote
Before you ask for a quote, have a think about:
- Whether it’s a home or a business
- What’s wrong with the joints now
- If someone has resealed it before
- Where the property is

Bathrooms and kitchens in The Green
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Schools such as Cressing Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Cressing station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For an older house near a landmark such as St Barnabas, walls and floors in older homes can move, and sealant and grout show it first.

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Honest limits
A few problems are outside what sealant work can do:
- A tray that rocks until it’s re-bedded
- A leaking waste, trap or valve
- Cracks in the tray itself rather than the joint
If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before booking.

Questions from The Green
Is The Green within the area you cover?
Yes, The Green is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
I let a flat near Cressing station. Can you help?
Yes, we work for landlords and agents. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.
Where do you work from?
We work from Crawley. We cover The Green and the rest of Essex, along with the rest of our area.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Is the work guaranteed?
Yes. Our 12-month guarantee covers every job, and we’re fully insured.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Is it messy?
No. We protect the surfaces around the joints, and we tidy up before we go.
Do you do commercial work?
Yes, regularly. Larger jobs can be planned room by room or area by area.
What happens on the day
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere like The Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
Preparing for the visit
- Mention if the joints have been sealed before
- Tell us if parking is tricky
- Let us know if you’ve seen damp or leaks

Advice
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Never pick at the silicone with a blade
- Wait for the cure time we give you
- Keep an eye on the corners, where splits start
- Stick to a soft cloth and a mild cleaner
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
