Need sand mastic in The Green?

Sand mastic in The Green

Traditional burnt sand mastic blends with stone and brick surrounds. It’s a good fit for period properties where a modern sealant bead would stand out. Typical jobs include failed mastic on an exposed elevation and draughty sash windows at the surround, across timber door frames, stone surrounds and period & listed homes.

Homes in small places like The Green often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

You get a one-year guarantee, the same in The Green as everywhere else we work.

For landlords and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we’re fully insured for the work.

Common problems we fix in The Green

Timber frames move with the seasons. That movement opens up the mastic joint over time.

It’s worth asking for a quote if you see:

  • Old cement repairs round a window that have failed
  • Failed mastic on an exposed elevation
  • Silicone on a period window that looks wrong
  • Mastic dropping out of the joint

If you look after a building such as Cressing Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

What your quote should include

  • What insurance they hold
  • Who does the work, and how experienced they are
  • Whether all the old sealant comes out first
  • What happens if the job turns out different

Aftercare tips

Looking after new joints is easy:

  • Don’t run silicone over sand mastic
  • Clear gutters so water doesn’t pour onto the windows
  • Check with your local planning authority if your home is listed
  • Inspect the joints round the windows every year or so

Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.

Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall so early renewal protects both.

Windows and doors in The Green

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For landlords with property near Cressing station, any sash windows need sound mastic to keep draughts and rain out. For an older house near a landmark such as St Barnabas, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Why act early in The Green

A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic suits the building and finishes neatly against the masonry. Where a wall is exposed, as many are in small places like The Green, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or send us an email.

What sealant work can’t fix

In fairness, some problems need a different trade:

  • Putty and glazing repairs
  • Sashes that need overhauling
  • Timber that has rotted

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before you book.

The process

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours per window, depending on the condition of the joints. Somewhere as small as The Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Clear items away from the joints we are working on
  • Plan for the work area to be out of bounds to pets and children
