Commercial sealant in The Green

For a rental portfolio, resealing between tenants keeps bathrooms and kitchens presentable. We can quote for several properties at once to keep things simple. If you have too many rooms to reseal without closing the building and tired sealant in let properties, we can put it right.

Work in a small place like The Green is planned ahead, journey included, so it can be fitted around guests, clients or events where possible.

The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Why it’s worth doing now in The Green

First impressions are often made in the washroom. Mouldy silicone looks unhygienic, however hard housekeeping work, and cleaning rarely puts it right. Replacing it does. Older cottages and farmhouses around The Green can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, call 0345 464 0079 or drop us an email for an honest opinion and a quote.

The Green questions

Is The Green in your area for commercial sealant?

Yes, The Green is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job, and we’ll send you a clear quote.

Is The Green within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can the hotel stay open while you work?

Yes. We work through rooms in batches, so only a few are out of use at once. Each room comes back with its cure time for housekeeping.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Can you match the sealant colour?

Most of the time, yes. We’ll explain which colours are available.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Where are you based?

We are a Crawley-based firm. We work across South East England, London and Scotland.

Do you work for landlords and letting agents?

Yes. Between tenancies is a good time to reseal bathrooms and kitchens and several properties can be quoted together.

What happens on the day

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take anything from a few hours to several days, depending on the number of rooms. In a small place like The Green, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We walk the site with you and agree the rooms, the order and the hours.
  2. Each area is protected and the old sealant cut out completely.
  3. The joints are degreased, treated and left to dry.
  4. New sealant suited to each area is applied and tooled.
  5. We check every room and give its cure time for housekeeping.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in
  • Keep pets and children clear of the area while we work

Advice

When to call us in The Green

Commercial bathrooms get far more use than domestic ones, and they’re cleaned with strong products every day. So the silicone ages faster than it would at home.

The most common problems we see are:

  • Split sealant where wet room floors meet walls
  • Failed joints in office kitchens and tea points
  • Mouldy washroom sealant that staff and guests notice
  • Mouldy bathrooms flagged at a tenancy check

For buildings such as St Barnabas, its kitchen and washroom sealant needs looking after like anywhere else.

Comparing quotes

  • What the cure time is
  • Is the old sealant removed completely?
  • Who does the work, and how experienced they are
  • Whether you can choose the colour

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Put a squeegee in each shower
  • Include the silicone on your room checklists
  • Keep a record of which rooms were resealed and when
  • Pass on the cure time to whoever cleans the rooms

Keep the extraction running and maintained. Where a room has no window, the fan is what dries it out, and that is what keeps mould away.

A room that cannot be let or used is lost income. Catching faults early means they can be put right in a short window, instead of turning into a leak that closes the room.

What sealant work can’t fix

Sealant is not the answer to every problem, and we’ll tell you before work begins. It will not solve:

  • Faulty shower valves and leaking traps
  • Damaged sanitaryware that needs replacing
  • Extraction that is not working, which needs an electrician or ventilation contractor

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.
