Different surfaces, different methods

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Bathroom resealing in Hawbush Green

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on shower trays & enclosures, basins & vanity units and wet rooms, and common reasons people get in touch are smears of silicone across the tiles and damp behind the bath or under the tray.

Somewhere as small as Hawbush Green, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

You get a 12-month guarantee, the same in Hawbush Green as everywhere else we work.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • A tray or bath that is cracked through
  • Damage behind the tiles that needs a tiler
  • Water getting in through the grout rather than the sealant

If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer before booking.

Surfaces we seal

  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Wet rooms

The process

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job. In a small place like Hawbush Green, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by protecting the area and stripping out the old bead.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

What we need to know

To help us quote quickly, please include:

  • The type of property
  • Where the property is

Hawbush Green homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you look after a building such as Cressing Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Parish Church of All Saints, walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Cressing station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Keep scourers and sharp tools away from the bead
  • Let new sealant cure fully before it gets wet
  • Dry worktop joints after washing up
  • Stick to a soft cloth and a mild cleaner

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually will not remove it. Replacing the sealant early keeps the job small.
