How bathroom resealing works in CM77
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on baths, shower trays & enclosures and wet rooms, and people most often call us about a joint torn by a bath that flexes and leaks into the floor or ceiling below.
Before we leave, we go over the finished joints with you. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on how much there is to do.
- We start by protecting the area and stripping out the old bead.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, normally after around 24 hours.
How we quote
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

How to get a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
Landmarks near Great Notley
Typical jobs here are in homes near White Court School, Cuckoo Wood and The Essex Cricketers pub, among other places. Other local landmarks include Notley High School and Braintree Sixth Form (1 mile east) and The Church in Great Notley (under half a mile north). The nearest railway station is Braintree station, roughly 1.6 miles north-east of the centre. Nearby you’ll also find Tudor House Museum (Braintree) (2.2 miles north-east) and William Julien Courtauld Hospital (1.1 miles north-east). Open spaces near Great Notley include Phyllis Currie Nature Reserve.
Where we work in CM77
Homes across CM77 range from older properties to new builds, with plenty of rented property in places like Braintree, Great Notley and Tye Green. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in CM77, joints are cleaned back properly before anything new goes in.
Great Notley: In the older streets around The Church in Great Notley, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as White Court School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Signs you need bathroom resealing
A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.
These are the problems we are asked about most:
- A joint torn by a bath that flexes
- Water getting behind the bath panel
- Black spots spreading through the bead
- A messy, uneven bead from a previous reseal
How to look after the new joints
After the cure time, these simple habits help:
- Use gentle cleaners on the silicone
- Wipe up water along the back of the worktop
- Never pick at the silicone with a blade
- Keep bottles off the sealant line
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- A bath or tray that moves because it is not properly supported
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Cracked or missing grout between tiles (that is regrouting)
Questions from CM77
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Where do you work from?
Mr Mastic is based in Crawley. Our applicators cover CM77, along with the rest of our area.
What sealant do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Can new silicone go straight over the old?
No. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.
Is the work guaranteed?
Yes. Every job carries our 12-month guarantee.
