How bathroom resealing works in CM7

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Common call-outs are for new sealant laid over old sealant that is now lifting and splits where the tray meets the wall, on wet rooms, shower trays & enclosures and kitchen worktops & upstands.

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a morning or an afternoon for most single baths and showers, including the tidy-up.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Bathroom resealing across CM7: local notes

Our bathroom resealing work across CM7 covers homes, rentals and businesses, in Braintree, Bocking and Bocking Churchstreet and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in CM7.

Braintree: Schools such as Great Bradfords Infant and Nursery School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Braintree station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.

Why act early?

You do not need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes. If something else is wrong, we’ll tell you.

Questions to ask before you book

  • Whether VAT is included
  • How long the guarantee is
  • Are they insured?
  • Whether they seal over old material or remove it

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Cracks in the tray itself rather than the joint
  • A leaking waste, trap or valve
  • Tiles that have come away from the wall

Surface by surface

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Why it fails

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

It’s worth asking for a quote if you see:

  • Black mould in the silicone that won’t clean off
  • Lumpy, uneven sealant from a DIY attempt
  • Two layers of silicone, both failing
  • Gaps between the worktop and the wall

CM7 questions

Do you have insurance?

Yes. We are fully insured.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

When can I use the bath or shower again?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Is white the only colour available?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

How long will the resealing take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

Do you work in CM7?

Yes. We are based in Crawley and work across South East England, London and Scotland, CM7 included.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or drop us an email.
