About our external mastic in Braintree

Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. If you have hard, crazed mastic that has stopped moving and weeds or debris growing in open joints, we can help, on façade panels, copings & trims and brickwork movement joints alike.

In a large town like Braintree, plenty of buildings are rented or managed, and outside joints are easy to forget. The first sign is normally a dripping gutter end or a stain below a failed joint.

Every job is covered by our one-year guarantee.

Why act early in Braintree

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. In flats, shops and offices in Braintree, a failed joint can let water into the unit below or behind a wall, where it can go unnoticed until the damage is done.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or send us an email.

Why us?

  • Any old sealant cut out fully, not covered over
  • White, clear, grey or another colour, product permitting
  • We are fully insured
  • Every job guaranteed for a year

How the visit works

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access. Commercial jobs in Braintree can be planned out of hours where a building can’t close, and homes are booked within our usual hours, Monday to Saturday.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before

Braintree: your questions answered

What guarantee comes with external mastic in Braintree?

All our work, in Braintree and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover Braintree for external mastic?

Yes, Braintree is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or send us an email and tell us what needs doing.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint before we leave.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Do you work at height?

It depends on the height and the site. Ground-floor joints are simple; for higher ones, send details and we’ll confirm the access.

Will the new joint stand out?

The sealant colour is picked to suit the wall so the joint blends in. Exterior sealants come in a good range of colours.

What is backing rod for?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.

How do I get a quote for external mastic in Braintree?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

What the job involves on each surface

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that is happened, we rake it out and reseal it properly where it can be done safely.

What external mastic looks like in Braintree

London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Homes close to Congregational Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep. If you look after a building such as Great Bradfords Infant and Nursery School, its movement joints, gutters and trims need looking after like any other building’s.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What we’re called out for in Braintree

Some movement joints have been pointed up with mortar. The joint cannot move, so the wall cracks somewhere else instead.

It’s worth asking for a quote if you see:

  • Panel joints letting water in
  • Old sealant gone brittle and cracked
  • Damp patches traced to an open external joint
  • Failed seals between different materials

Letting a property close to Braintree station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What your quote should include

  • What insurance they hold
  • How hidden problems are handled
  • Is VAT in the price?
  • How long the guarantee is

Choosing a sealant specialist

How we quote for external mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with
  • The type of sealant required

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and give you a clear quote before work begins.

Helping us quote

When you call or email, these details help:

  • Any previous sealing or DIY work
  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or send us an email.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Keep high-pressure jets off the joints
  • Have failed joints looked at early
  • Do not let climbing plants root in the sealant
  • Point out the joints to other trades

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.
