External Mastic across Essex

How external mastic works in Essex

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. Common call-outs are for panel joints letting water in and sealant pulling away from one side of the joint, across façade panels, copings & trims and joints between brick and frames.

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a few hours for a handful of joints, longer for a whole elevation.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to get a quote

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

What’s near Colchester

In Colchester, that means homes and buildings near Church of St Peter, Bull Meadow and The Bay And Say Public House, among other places. Also close by are Colchester Sixth Form College (less than half a mile north-west) and St John's Green Primary School (within half a mile south). Colchester has its own railway station: Colchester Town station. A little further out are Lion Walk (less than half a mile south-east) and Essex County Hospital (under half a mile south-west). Green spaces nearby include Westhouse Wood.

Walls and rooflines across Essex

In Essex, external mastic work takes in houses, flats and commercial buildings, from Colchester, Chelmsford and Basildon to the quieter places in between. Outside joints can only be sealed when they’re dry, so the work is planned around the weather.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials. Along the coast in Essex, window and wall joints facing the sea take the brunt of the weather, and that’s where sealant usually gives up first. The right product and careful preparation help it last.

Colchester: For landlords with property near Colchester Town station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. Schools such as Colchester Sixth Form College are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

When it is not the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • Cracking across the wall rather than at a joint
  • Movement that’s more than a sealant joint can take
  • Render that’s blown, hollow or coming away

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Housing providers, facilities teams and property managers book us too across Essex. We can quote a run of properties together, and we’re fully insured.

Quotes for external mastic in Essex

There’s no set price list, because no two jobs are the same. What we look at:

  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites
  • Mould in or behind the old joints
  • The type of sealant required

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • If someone has resealed it before
  • The problem you’ve noticed
  • Photos by email, if that’s easy
  • The type of property

If you are in Essex and need external mastic, call 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.

How the job changes by surface

Render joints

The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.

Joints between dissimilar materials

Each side of the joint may need its own preparation. Both surfaces are cleaned and primed as the product requires.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Keep movement joints as flexible joints, not mortar
  • Clear growth from the base of walls and joints
  • Keep high-pressure jets off the joints
  • Tell anyone working on the walls about the movement joints

Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint and spoil the finish.

A joint that has stopped moving pushes the movement elsewhere, normally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

Essex: your questions answered

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Do you have insurance?

Yes. Full insurance covers our work.

How long does external mastic last?

It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Every job carries our 12-month guarantee.

Can landlords and businesses book you?

Yes. As well as householders, we work for landlords, agents, businesses and hotels in Essex.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures.

Where do you work from?

We work from Crawley. We cover Essex, along with the rest of our area.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
