Our bathroom resealing service in CM4
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include two layers of silicone, both failing and black spots spreading through the bead, on wet rooms, baths and shower trays & enclosures.
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a couple of hours for a single bath or shower, and the area is left clean.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
What affects the price in CM4
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Local landmarks in Ingatestone
Around Ingatestone, our work takes us to homes and buildings near Church of St Edmund and St Mary, The Bell Inn and Ingatestone Infant School. There’s a railway station in Ingatestone itself: Ingatestone station. A little further out are Mayflower Community Hospital (3.5 miles south). Open spaces near Ingatestone include Norsey Wood.
Bathroom resealing across CM4: local notes
From Chelmsford, Brentwood and Billericay to its smaller places, homes across CM4 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in CM4.
Ingatestone: If you live in an older home near Church of St Edmund and St Mary, walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Ingatestone station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
For landlords and businesses
We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.
What affects the quote in CM4
You will get a clear quote before work begins. It’s based on:
- The number and length of the joints
- The number of rooms or windows
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.
Asking for a quote
Before you ask for a quote, have a think about:
- Roughly how big the job is
- Access, such as stairs, a lift or height
- Photos by email, if that’s easy
- Whether it’s a home or a business
Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job, and we will take it from there.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Different surfaces, different methods
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Water coming from the plumbing rather than the joint
- A cracked shower tray or bath (that needs repair or replacement)
- Loose or hollow tiles, or failed tanking behind them
CM4: your questions answered
Does the resealing come with a guarantee?
Yes. All our work comes with a 12-month guarantee, and we are fully insured.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses.
Can you just seal over the old silicone?
No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Do you remove the old sealant?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
What information do you need?
Tell us what needs doing and where. We’ll ask anything else we need to know.
