Bathroom resealing in CM15: how it works

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We are often asked to deal with lumpy, uneven sealant from a DIY attempt and a joint torn by a bath that flexes, on basins & vanity units, sinks & splashbacks and shower trays & enclosures.

We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathroom resealing across CM15: local notes

Across CM15, from Brentwood, Hutton Mount and Pilgrims Hatch outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials.

Pilgrims Hatch: Schools such as Larchwood Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Brentwood station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What affects the quote in CM15

You’ll get a clear quote before we start. It’s based on:

  • When we can work, for business premises
  • The product the joint needs
  • Whether there’s mould to deal with
  • How many areas need sealing

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What’s wrong with the joints now
  • Whether it’s a home or a business
  • Where the job is, and your postcode
  • Any access issues, like height or stairs

Getting a quote is simple: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.

Looking after it afterwards

After the cure time, these simple habits help:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry the bead with a towel now and then
  • Check the joints every few months for splits or lifting
  • Wait for the cure time we give you

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Signs you need bathroom resealing

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Keep an eye out for any of the following:

  • Cracked, shrunken or lifting silicone
  • Two layers of silicone, both failing
  • Black spots spreading through the bead
  • Leaking joints on a shower screen

Why deal with it now?

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we will tell you.

Questions to ask before you book

  • Whether the sealant suits the joint
  • Which colour the sealant will be
  • Are they insured?
  • When the joint can take water or movement

Questions from CM15

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

Are you fully insured?

Yes, we are fully insured for domestic and commercial work.

Does the resealing come with a guarantee?

Yes. Our one-year guarantee covers every job, and we are fully insured.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

My sealant has gone black. Can you sort it?

Yes. Once mould has grown into the silicone, it generally can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
