How we handle remedial sealant in Pilgrims Hatch

If a joint fails again and again, something is causing it. Movement, the wrong product or a leak from somewhere else will defeat even a perfect bead. We look for the cause before we reseal. We work on shrunken worktop sealant, botched or over-sealed joints and mouldy bath & shower sealant, and people most often call us about movement joints that have split or pulled away and sealant peeling off a dusty or damp surface.

In a smaller place like Pilgrims Hatch, homes are mostly houses and bungalows rather than flats, from older cottages to newer builds. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

Remedial sealant in Pilgrims Hatch: local notes

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Brentwood station change hands often, and a joint that keeps failing is best fixed properly while the property is empty. For an older house near a landmark such as Saint George's church, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Larchwood Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Pilgrims Hatch is about 1 mile north-west of Brentwood, in Essex. Across the CM15 area, our applicators can take on remedial sealant. Pilgrims Hatch is one of 644 places in Essex we cover. There’s also a page for Chelmsford, roughly 11 miles from Pilgrims Hatch.

We cover every part of CM15 and CM14 for remedial sealant. We cover properties on Ongar Road, Hatch Road and Green Lane and the roads around them. Your questions about remedial sealant in Pilgrims Hatch

Will you come out to Pilgrims Hatch?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Brentwood station?

Yes, we work for letting agents and landlords. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

Is remedial work guaranteed?

Yes. Remedial work carries the same 12-month guarantee as all our work.

How long does remedial resealing take?

That depends on how many layers there are and how many joints. You’ll have a timescale before any work begins.

Where are you based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

How long should I leave it?

It depends on the product and the temperature. Before we leave, we will tell you the cure time.

Why act early in Pilgrims Hatch

Adding more sealant is the usual quick fix, and it rarely works. It cannot bond to what’s underneath, so the leak carries on and there’s now more to remove. In a smaller place like Pilgrims Hatch, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Doing several joints on one visit is generally more efficient than separate visits. You will get one clear quote for the whole job.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Deal with small splits early
  • Keep the room well ventilated
  • Keep bleach and abrasives off the bead
  • Check ceilings under showers for marks

Keep an eye on the joint at first, particularly where the original failure was caused by movement. Should anything change, call 0345 464 0079 or send us an email.

Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.

The process

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, depending on how many layers have to come out. In a smaller place like Pilgrims Hatch, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • For business premises, tell us about site rules or sign-in
  • Let us know about earlier repairs to the joints

What affects the quote in Pilgrims Hatch

There’s no set price list. The quote depends on:

  • The number and length of the joints
  • Which sealant suits the joint
  • Access and height
  • Whether there’s mould to deal with

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • The rough size of the job
  • How we’d reach the joints
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel

Want a quote for remedial sealant? Please ring 0345 464 0079 or send us an email with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Landlords, agents and businesses in Pilgrims Hatch

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

What we can’t put right

We won’t take on work that will not last, so these are the limits:

  • Movement from fittings that are not supported
  • Failed tanking or loose tiles behind the sealant
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If you’re not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer before you book.
