Remedial sealant in Essex: how it works

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. We work on mouldy bath & shower sealant, failed movement joints and botched or over-sealed joints, and people most often call us about worktop sealant that has shrunk and split and leaks that keep coming back after resealing.

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before we start. The work normally takes a few hours for a typical bath or shower, longer where several layers have been applied.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. We tool the joint and tell you about anything else that needs attention.

What you will pay

What you pay reflects the work, not guesswork. That is why we ask a few questions first and send you a clear quote before work begins.

Getting a quote

Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand, and we will take it from there.

Local landmarks in Colchester

Typical jobs here are in homes near Church of St Peter, Bull Meadow and The Bay And Say Public House and the streets around them. You will also find Colchester Sixth Form College (less than half a mile north-west) and St John's Green Primary School (less than half a mile south). Colchester has its own railway station: Colchester Town station. Nearby you’ll also find Lion Walk (under half a mile south-east) and Essex County Hospital (under half a mile south-west). Open spaces near Colchester include Westhouse Wood.

Remedial sealant across Essex: local notes

Essex has homes of every age, old and new, with plenty of rented property in places like Colchester, Chelmsford and Basildon. Sound sealant and clean grout keep water out and rooms looking cared for.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in Essex, joints are cleaned back properly before anything new goes in. Along the coast in Essex, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.

Colchester: Schools such as Colchester Sixth Form College are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Colchester Town station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Honest limits

We will always be straight with you, so here’s what new sealant won’t do:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Failed tanking or loose tiles behind the sealant
  • Cracks in the fitting rather than the joint

Different surfaces, different methods

Over-sealed & botched joints

A thick bead smeared across tiles often hides mould or gaps. Taking it back shows what’s underneath, and then we reseal it neatly.

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, which we’ll point out.

Aftercare tips

Looking after new joints is easy:

  • Never fill a movement joint with mortar or grout
  • Ask why a joint failed before redoing it
  • Don’t add new sealant on top of old
  • Look for stains below bathrooms now and then

Watch the joint over the first few weeks, especially if movement was the problem. Should anything change, ring 0345 464 0079 or send us an email.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

Why it fails

Joint depth matters. A bead bonded on three sides, or laid too thick, cannot flex, so it tears when the joint moves. Backing sets the depth and stops that.

It’s worth asking for a quote if you see:

  • Products that weren’t meant for the joint
  • Mould trapped under a layer of silicone
  • A shower that leaks however often it’s resealed
  • Thick, messy sealant smeared over tiles

What happens if it’s left?

Ripping out a bathroom is not usually needed. If the bath, tray and tiles are sound, remedial resealing normally puts it right. If they’re not, we will tell you.

What your quote should include

  • How the colour is chosen
  • What happens if the job turns out different
  • Who does the work, and how experienced they are
  • When the joint can take water or movement

Essex questions

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Can old silicone be taken off without scratching the tiles?

Yes, with care. The old bead is cut and lifted with tools that suit the surface, then clean off the residue. We point out any damage that is already there.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Can I choose the sealant colour?

Generally, yes. White, clear and grey are common, and other colours are available for many products, and we’ll agree it with you first.

Can you reseal a split movement joint?

Yes. Backing sets the depth and stops the sealant sticking to the back.
