  • Leaks that keep coming back after resealing

Remedial sealant for Dengie homes and businesses

What happens if it’s left?

A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you will hear it from us. In a small place like Dengie, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

Remedial sealant in Dengie, done properly

A joint that keeps letting you down needs more than another bead. Send photos when you phone 0345 464 0079 or drop us an email, along with when it was last resealed. If you are dealing with smears and lumps from a botched reseal and sealant that came away because the surface wasn’t prepared, we can put it right, on failed movement joints, leaking tray & enclosure joints and expansion joints alike.

Around Dengie, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

Big or small, you get the same 12-month guarantee.

When it isn’t the sealant

Before you book, it’s worth knowing the limits too:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray or bath that’s cracked
  • Movement from fittings that aren’t supported

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

Surfaces we seal

  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Expansion joints

How to look after the new joints

Looking after new joints is easy:

  • Don’t point over movement joints
  • Get the cause of a repeat leak found before resealing
  • Keep the room well ventilated
  • Check trays and worktops do not move

If we have found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.

What we’re called out for in Dengie

Even good sealant ages. Over the years it shrinks, hardens and gets colonised by mould. Then the only fix is removal and a new bead.

The most common problems we see are:

  • Beads that never stuck properly
  • Products that weren’t meant for the joint
  • Wide, uneven beads that look worse than the old ones
  • Black mould underneath the bead

Rented homes near Southminster station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

What to look for in a quote

  • Whether all the old sealant comes out first
  • How the colour is chosen
  • What happens if they find a problem under the old sealant
  • What insurance they hold

How to choose a mastic man

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Surface by surface

Worktops & kitchens

Old kitchen sealant pulls back from the wall over time. We strip it, degrease the joint and reseal colour-matched to the worktop.

Windows & doors

Frames resealed over the top end up with hard, layered mastic. All of it is cut out and the frame and wall cleaned.

What we do, step by step

There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes a few hours for most joints, depending on how much old sealant has to come out for a typical job. In a small place like Dengie, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • Keep children and pets away from the work area

What remedial sealant looks like in Dengie

Dengie is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

If you live in an older home near Church of St James, older homes can move a little, which is hard on rigid grout and tired sealant.

Dengie is about 4 miles north-east of Burnham-on-Crouch, in Essex.
