Remedial sealant near Epping

How we handle remedial sealant in Epping

Getting old sealant out properly is slow, careful work. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. We are often asked to deal with movement joints that have split or pulled away and gaps opening along the back of the worktop, on expansion joints, shrunken worktop sealant and botched or over-sealed joints.

Even in a smaller place like Epping, bathrooms and kitchens see heavy daily use. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

When something else is needed

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Failed tanking or loose tiles behind the sealant
  • Movement from fittings that are not supported
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If you are not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer before booking.

What we seal

  • Mouldy bath & shower sealant
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Expansion joints

Epping: your questions answered

Do you work in hotels near Epping?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Is Epping within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.

Are you fully insured?

Yes. We are fully insured, and we can confirm the details when we quote.

What if the leak is not the sealant?

You’ll hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing will not fix it, and we won’t reseal for the sake of it.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. There’s normally a reason: sealant over sealant, movement or another leak, so we find that first.

Work for landlords, hotels and businesses

For anyone letting property in or around Epping, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

How it works

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours, depending on how many layers have to come out, depending on the size of the job. For a job in Epping, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. All the old sealant comes out, including any layers underneath.
  3. Next, any mould is treated and the joint dried.
  4. Moving joints get backing and a flexible sealant to suit.
  5. The new joint is tooled neatly and we explain anything else we found.

Preparing for the visit

  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints
  • Let us know about stairs, lifts or work at height

Advice

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Do you need remedial sealant in Epping?

Products get mixed up: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. None of them last.

Any of these means the joints need attention:

  • Beads that never stuck properly
  • Gaps opening along the back of the worktop
  • Decorators’ caulk around a bath or shower
  • Movement joints that have split or pulled away

For site and facilities teams at buildings such as Epping Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How to choose a mastic man

Why deal with it now?

Hidden water does the most damage: wet floors, stained ceilings and swollen worktops. Dealing with the joint now is a small job by comparison. Homes in smaller places like Epping can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.

What remedial sealant looks like in Epping

Epping has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around Church of St John the Baptist, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
