About bathroom resealing in CM16
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on baths, wet rooms and kitchen worktops & upstands, and people most often call us about water getting behind the kitchen upstand and sealant that has split, shrunk or peeled away.
The work is kept neat and contained to the area we are working on, so you can carry on as normal. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is, and we tell you how long to leave it before we go.
- First the area is protected and every bit of old sealant removed.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, normally after around 24 hours.

Bathroom resealing across CM16: local notes
In CM16, bathroom resealing takes in flats, houses, rentals and businesses, in Epping, North Weald Bassett and Theydon Bois and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in CM16.
Epping: If you look after a building such as Epping Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Church of St John the Baptist, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Landlord and commercial work in CM16
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
Looking after it afterwards
To keep the joints looking good and working properly:
- Wipe up water along the back of the worktop
- Squeegee the walls and tray after use
- Stick to a soft cloth and a mild cleaner
- Let new sealant cure fully before it gets wet
Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
What we’re called out for in CM16
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
The most common problems we see are:
- A messy, uneven bead from a previous reseal
- Black mould in the silicone that won’t clean off
- Two layers of silicone, both failing
- Shrunken sealant along the back of a worktop
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We cut it out and start again.
When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:
- Water coming from the plumbing rather than the joint
- Tiles that have come away from the wall
- A tray that rocks until it’s re-bedded
Questions from CM16
Can you work on commercial sites?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
How long does the new silicone need before I use the shower?
Generally after around 24 hours. You will get the exact cure time before we leave.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
