Sealant work in CM19

About bathroom resealing in CM19

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across CM19. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. Common call-outs are for a messy, uneven bead from a previous reseal and water escaping at the shower enclosure, across basins & vanity units, shower trays & enclosures and baths.

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Near you in Great Parndon

We work in homes and buildings around Church of St Mary the Virgin, Jerounds Primary Academy and Hawkenbury Meadow. You’ll also find The Cock Inn (less than half a mile north-east) and Stewards Academy - Science Specialist (0.7 miles south-east). Well-known places in the area include Mark Hall Cycle Museum (2.4 miles north-east) and Princess Alexandra Hospital (1 mile north). Not far away are Hunsdon Mead.

Where we work in CM19

CM19 has homes of every age, old and new, with plenty of rented property in places like Harlow, Little Parndon and Netteswell. Sound sealant and clean grout keep water out and rooms looking cared for.

The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across CM19 is planned around the weather.

Great Parndon: For an older house near a landmark such as Church of St Mary the Virgin, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Harlow Town station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What affects the quote in CM19

You’ll get a clear quote before any work starts. It takes into account:

  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • The number and length of the joints

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

What we need to know

There’s no need for technical detail. Just tell us:

  • Where the property is
  • The type of property
  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work

For a quote, ring 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Damage behind the tiles that needs a tiler
  • Cracks in the tray itself rather than the joint
  • Failed grout lines across the wall

Signs you need bathroom resealing

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.

The most common problems we see are:

  • Mouldy sealant that has gone black
  • Leaking joints on a shower screen
  • Sealant that has split, shrunk or peeled away
  • Leaks into the floor or ceiling below

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Keep the fan on for a while after bathing
  • Dry worktop joints after washing up
  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry the bead with a towel now and then

In a kitchen, do not let water sit along the back of the worktop. A dry joint lasts longer.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

CM19: your questions answered

Do you reseal kitchen worktops and sinks too?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Can I choose the colour of the sealant?

There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

How long does it take to reseal a bath or shower?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
