Bathroom resealing in SG12: how it works

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on wet rooms, kitchen worktops & upstands and baths, and people most often call us about a bead that has pulled away from the tiles and gaps between the worktop and the wall.

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

What affects the price in SG12

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

What’s near Ware

Locally, jobs take us to homes and businesses close to The Chauncy School, Christ Church CofE (VA) Primary School and Nursery and Hertford Regional College. Nearby too are The Albion Public House (within half a mile south-west) and Christ Church Ware (under half a mile south). Ware has its own railway station: Ware station. Nearby you’ll also find Barrowfield (1.2 miles south-west) and Hertford County Hospital (2.8 miles south-west). For a walk, there’s King's Meads.

Bathroom resealing across SG12: local notes

In SG12, bathroom resealing takes in flats, houses, rentals and businesses, from Hoddesdon, Ware and Bengeo to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in SG12.

Ware: If you let a flat or house near Ware station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Christ Church CofE (VA) Primary School and Nursery are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Honest limits

To be straight with you, some problems need a different trade:

  • Damage behind the tiles that needs a tiler
  • Cracks in the tray itself rather than the joint
  • Cracked or missing grout between tiles (that is regrouting)

What we’re called out for in SG12

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.

It’s worth asking for a quote if you see:

  • Cracked, shrunken or lifting silicone
  • A joint torn by a bath that flexes
  • Failed sealant on the screen profile
  • Damp behind the bath or under the tray

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Surface by surface

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Questions from SG12

Does the resealing come with a guarantee?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

What do you need from me for a quote?

Tell us what needs doing and where, with pictures by email if possible. We’ll ask anything else we need to know.

Is there any odour?

Possibly a little. It fades as the sealant cures.

Do you work for letting agents?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

My sealant has gone black. Can you sort it?

Yes. Once mould has grown into the silicone, it normally can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Will the old sealant be removed?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Can I choose the colour of the sealant?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.
