Our bathroom resealing service in SG11
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. Typical jobs include leaks into the floor or ceiling below and a reseal done over the top of the old bead, across kitchen worktops & upstands, basins & vanity units and wet rooms.
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a couple of hours for a single bath or shower, and the area is left clean.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Where we work in SG11
Our bathroom resealing work across SG11 covers homes, rentals and businesses, in Puckeridge, Braughing and Little Hadham and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in SG11 is planned around the forecast.
Puckeridge: If you look after a building such as Roger De Clare First CofE School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to Church of St Mary include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Leave it or put it right?
A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows, and the next reseal means two layers to cut out.
Questions to ask before you book
- What happens if they find a problem under the old sealant
- Whether you can choose the colour
- What the quote includes, VAT included or not
- Who does the work, and how experienced they are
Signs you need bathroom resealing
Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.
The most common problems we see are:
- Cracked, shrunken or lifting silicone
- A messy, uneven bead from a previous reseal
- Water getting behind the kitchen upstand
- Mouldy sealant that has gone black
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Keep bottles off the sealant line
- Don’t leave water standing on kitchen joints
- Clean with a mild bathroom cleaner and a soft cloth
- Run the extractor fan during and after every shower
Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
How the job changes by surface
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
SG11 questions
My sealant has gone black. Can you sort it?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
How long does it take to reseal a bath or shower?
It takes around two hours for one bath or shower, longer for a whole bathroom. You’ll know how long to expect before we start.
Do you work for hotels and businesses?
Yes, regularly. Larger jobs can be planned room by room or area by area.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Is white the only colour available?
You are not limited to white: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.
Do you reseal kitchen worktops and sinks too?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
Where is Mr Mastic based?
Our base is Crawley. We work across South East England, London and Scotland.
