About our bathroom resealing in Bromley

Across Bromley, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. If you’re dealing with a joint torn by a bath that flexes and gaps between the worktop and the wall, we can help.

Somewhere as small as Bromley, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

What we cannot put right

In fairness, there are a few things sealant will not fix:

  • A leaking waste, trap or valve
  • A cracked shower tray or bath (that needs repair or replacement)
  • Damage behind the tiles that needs a tiler

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before booking.

What we seal

  • Shower trays & enclosures
  • Sinks & splashbacks
  • Wet rooms
  • Basins & vanity units
  • Baths
  • Kitchen worktops & upstands

Landlord and commercial work in Bromley

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

When to call us in Bromley

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

The most common problems we see are:

  • A bead that has pulled away from the tiles
  • Water getting behind the bath panel
  • Mouldy sealant that has gone black
  • Splits where the tray meets the wall

In and around Bromley, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Before booking anyone

  • Whether they seal over old material or remove it
  • What product goes in the joint
  • What the cure time is
  • How the joint is cleaned and prepared

Bromley questions

Is Bromley in your area for bathroom resealing?

Yes. We work across London and the South East, and Bromley is part of that. You can phone 0345 464 0079 or email us and tell us what needs doing.

I let a flat near Bishops Stortford station. Can you help?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Can new silicone go straight over the old?

No. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

How long does a bath or shower reseal take?

A single bath or shower takes about a couple of hours, old sealant removal included. A full bathroom and kitchen can take most of a day.

What colours of sealant can you use?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a morning or an afternoon for most single baths and showers, including the tidy-up. For a village or hamlet like Bromley, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, generally around 24 hours.

How to prepare

  • Clear items away from the joints we are working on
  • Mention if the joints have been sealed before
  • Keep children and pets away from the work area

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Dry the bead with a towel now and then
  • Never pick at the silicone with a blade
  • Keep an eye on the corners, where splits start
  • Clean with a mild bathroom cleaner and a soft cloth

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

What the job involves on each surface

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
