Bathroom resealing across CM21: what to expect
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on basins & vanity units, sinks & splashbacks and baths, and people most often call us about mouldy sealant that has gone black and a reseal done over the top of the old bead.
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take two to three hours for a typical bath, depending on how much old sealant there is.
- We start by protecting the area and stripping out the old bead.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Bathroom resealing across CM21: local notes
From Sawbridgeworth, Lower Sheering and High Wych to its smaller places, homes across CM21 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across CM21 is planned around the weather.
Sawbridgeworth: For site and facilities teams at buildings such as Fawbert and Barnard Infants' School, we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around Sawbridgeworth Congregational Church, older homes can move a little, which is hard on rigid grout and tired sealant.
DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Surface by surface
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.
Leave it or put it right?
Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us.

Landlords, agents and businesses in CM21
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
What we are called out for in CM21
The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
If you can see any of these, it’s time to have the joints looked at:
- Failed sealant on the screen profile
- Shrunken sealant along the back of a worktop
- Gaps where the bath or tray has moved
- Mouldy sealant that has gone black
Questions from CM21
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
Can mouldy silicone be sorted out?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
How long will the resealing take?
One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Do you come to CM21?
Yes. We are based in Crawley and work across South East England, London and Scotland.
Is white the only colour available?
You are not limited to white: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.
Are you insured?
Yes, we’re fully insured for every job we do.
