How we handle floor joint sealing in Ware

Thresholds are where two floors, or a floor and a door, meet. We use a flexible product that suits both floors in a colour to suit. Common call-outs are for open joints around bathroom floor edges and grout cracking in a straight line across a floor, across skirting boards, tiled floors and concrete floor joints.

Shops and business units around Ware have floors that see a lot of traffic. Threshold and floor joints are best resealed before their edges start breaking away.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Do you need floor joint sealing in Ware?

New floors settle once they’re in use. The edges pull away from the skirting and anything rigid cracks.

Signs it’s time to call us include:

  • Skirting caulk that keeps splitting
  • Floor edges that trap water and grime
  • Cracked grout where a tiled floor needs a movement joint
  • Open joints around bathroom floor edges

For landlords with property near Ware station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

What to look for in a quote

  • Whether they seal over old material or remove it
  • Whether the sealant suits the joint
  • When the joint can take water or movement
  • What preparation is included

How to choose a mastic man

Different surfaces, different methods

Commercial floors

In commercial buildings, we can plan floor joint work around opening hours. We can arrange out-of-hours work.

Wet room and bathroom floors

Bathroom floor edges get wet at every clean. A neat silicone joint keeps it out.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Lift furniture rather than dragging it across joints
  • Do not paint over silicone
  • Look at floor joints each spring
  • Avoid caulk in bathrooms and kitchens

Check the joints after the first winter. Small gaps at the ends can be touched up.

Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact and the floor safer.

Ware: your questions answered

Can you do floor joint sealing in Ware?

Yes. We work across London and the South East, and Ware is part of that. Just call 0345 464 0079 or send us an email with a few details of the job, and we’ll send you a clear quote.

I let a flat near Ware station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll send you a clear quote.

Can you match the sealant colour?

We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

Can sealant along the skirting be painted?

Where the skirting will be painted, we can use a flexible sealant that takes paint. Silicone won’t take paint, so it’s kept for wet areas and unpainted joints.

Do you seal kitchen plinths to the floor?

Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone so water can’t get into the gap.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient.

What floor joint sealing looks like in Ware

Across Hertfordshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.

For site and facilities teams at buildings such as Christ Church CofE (VA) Primary School and Nursery, floor and threshold joints in busy corridors wear quickly and are best resealed early. For buildings such as Christ Church Ware, joints in its floors, skirtings and thresholds need resealing as they wear.

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes a morning or an afternoon for most homes, depending on the size of the job. Parking in a town like Ware is normally straightforward, but tell us if there’s a driveway or any restrictions, and let us know if the work is upstairs, in a flat or up high outside.

  1. The room is cleared along the joints so we can reach them.
  2. We take out the cracked caulk, grout or old sealant.
  3. We clean and dry the edges of the joint.
  4. We apply a flexible sealant suited to the floor and smooth it.
  5. Finally, we check the work and talk you through aftercare.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Keep children and pets away from the work area
  • Tell us about any water getting in

Related advice

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Leave it or put it right?

Leaving skirting gaps until the next decorating job lets dirt and draughts in. It’s a quick job to seal them now for most homes. Black mould and gaps in sealant do not fix themselves, and in a busy home in Ware they get worse with every use. Now is the easy time to put it right.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
