About bathroom resealing in EN11

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on baths, wet rooms and basins & vanity units, and common reasons people get in touch are a bead that has pulled away from the tiles and lumpy, uneven sealant from a DIY attempt.

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Where we work in EN11

In EN11, bathroom resealing takes in flats, houses, rentals and businesses, in Hoddesdon, Broxbourne and High Leigh and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in EN11 is planned around the forecast.

Hoddesdon: If you live in an older home near Church of St Catherine & St Paul, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Broxbourne station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Different surfaces, different methods

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out.

What we’re called out for in EN11

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

Look out for these signs:

  • New sealant laid over old sealant that is now lifting
  • Water getting behind the bath panel
  • A messy, uneven bead from a previous reseal
  • Gaps between the worktop and the wall

What sealant work cannot fix

It helps to know what we can’t do too:

  • Water getting in through the grout rather than the sealant
  • A tray that rocks until it’s re-bedded
  • Tiles that have come away from the wall

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Let new sealant cure fully before it gets wet
  • Look for lifting corners and small gaps now and then
  • Clean with a mild bathroom cleaner and a soft cloth
  • Open a window or run the fan so the room dries

Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

Why act early?

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us.

EN11 questions

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover EN11 and the rest of Hertfordshire, along with the rest of our area.

Do you do kitchens as well as bathrooms?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Can new silicone go straight over the old?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

How long does it take to reseal a bath or shower?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

What information do you need?

A short description and the location, with pictures by email if possible. We’ll ask anything else we need to know.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
