Bathroom resealing in EN8: how it works
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on sinks & splashbacks, baths and wet rooms, and common reasons people get in touch are shrunken sealant along the back of a worktop and two layers of silicone, both failing.
You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the job takes a morning or an afternoon for most single baths and showers in most cases.
- We start by protecting the area and stripping out the old bead.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, normally after around 24 hours.

Landmarks near Churchgate
Typical jobs here are in homes near Cheshunt Park, St Mary the Virgin and Goffs-Churchgate Academy. Also close by are The Green Dragon Public House (within half a mile east), Goffs - Churchgate Academy (under half a mile south-east) and Dewhurst St Mary CofE Primary School (less than half a mile north-east). The closest station to Churchgate is Theobalds Grove station, about 1 mile south-east of the centre. A little further out are St Michaels Hospital (3.3 miles south-west) and The National Speedway Museum (2.9 miles north). Not far away are Bowyer's Water and Lippitts Hill.
Bathrooms and kitchens across EN8
Across EN8, from Hoddesdon, Cheshunt and Churchgate outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across EN8 is planned around the weather.
Churchgate: If you look after a building such as Dewhurst St Mary CofE Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to St Mary the Virgin include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Let new sealant cure fully before it gets wet
- Use gentle cleaners on the silicone
- Open a window or run the fan so the room dries
- Avoid abrasive pads on the sealant
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
Why act early?
Sorting it now is quick: it takes a couple of hours for a single bath or shower. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

Honest limits
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- A cracked shower tray or bath (that needs repair or replacement)
- Water coming from the plumbing rather than the joint
- Damage behind the tiles that needs a tiler
What affects the quote in EN8
We do not publish a price list, because no two jobs are the same. What we look at:
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
- Whether there’s mould to deal with
- The size of the job
The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before any work starts, so you know where you stand.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Any access issues, like height or stairs
- Where the property is
- Whether it has been sealed before
- The type of property
We quote each job on its own. Simply ring 0345 464 0079 or send us an email and describe the job and send photos if you have them.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Common questions in EN8
Where do you work from?
Our base is Crawley. Our area covers South East England, London and Scotland.
Do you work for landlords and businesses?
Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
How long before the new sealant can get wet?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do you cover EN8?
Yes, we do. EN8 is part of the area we cover, and the service is the same as everywhere else.
