Bathroom resealing in EN7: how it works

Homes in EN7 have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We are often asked to deal with leaks into the floor or ceiling below and water getting behind the kitchen upstand, across basins & vanity units, shower trays & enclosures and kitchen worktops & upstands.

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Where we work in EN7

EN7 has homes of every age, old and new, and in places like Cheshunt, Churchgate and Goff's Oak there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in EN7, surfaces are cleaned back properly before new sealant goes in.

Cheshunt: Schools such as Andrews Lane Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Cheshunt station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What affects the cost of bathroom resealing

For a quick quote, just ask. What matters most is:

  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out
  • The size of the job
  • Whether the work is at height

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

What we need to know

Before you ask for a quote, have a think about:

  • If someone has resealed it before
  • Roughly how big the job is
  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking

Want a quote for bathroom resealing? Please ring 0345 464 0079 or send us an email with a few details. We’ll explain what we’d do and give you a clear price before we start.

What sealant work can’t fix

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Movement from a bath with loose feet or no proper support
  • Water coming from the plumbing rather than the joint
  • Failed grout lines across the wall

Landlords, agents and businesses in EN7

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Why act early?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again.

Questions to ask before booking

  • Is VAT in the price?
  • The length of the guarantee
  • How the surfaces are prepared before sealing
  • When the joint can take water or movement

Your questions about bathroom resealing in EN7

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you work for landlords and businesses?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels across Hertfordshire.

How much does bathroom resealing cost in EN7?

Every job is different, so each one gets its own quote. To get one, ring 0345 464 0079 or email us with a short description of the job.

What should I tell you?

A short description and the location, plus pictures if you have them. We will ask anything else we need to know.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

Where are you based?

We work from Crawley. Our applicators cover EN7, along with the rest of our area.

Will the old sealant be removed?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
