Trusted sand mastic in Great Parndon

Sand mastic in Great Parndon

Across Great Parndon, we renew sand mastic around sash and case windows. Every joint is cleaned out and filled by hand, finished to suit the masonry. If you have gaps where the frame meets the masonry and mastic dropping out of the joint, we can put it right, on timber door frames, stone surrounds and tenement windows alike.

Houses in smaller places like Great Parndon can stand more in the open than those in a built-up town, so exposed windows and doors face the weather head on. That is hard on the mastic around frames and sills.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Common problems we fix in Great Parndon

Water gets into small cracks in the mastic and pushes it out. Exposed elevations generally fail first.

If you can see any of these, it’s time to have the joints looked at:

  • A silicone bead on a sash window that spoils the look
  • Patchy fillers round a sash window
  • Mastic round period door frames that has failed
  • Open joints round the window box

Managing a site like Jerounds Primary Academy? Then its window and door frames need their mastic kept sound, just like a home’s.

What your quote should include

  • Who turns up on the day
  • Whether VAT is included
  • Are they insured?
  • Which colour the sealant will be

How to choose a mastic man

Looking after it afterwards

After the cure time, these simple habits help:

  • Take care around the mastic when scraping paint
  • Don’t run silicone over sand mastic
  • Plan mastic work ahead of painting
  • Inspect the joints round the windows every year or so

Check the mastic when you check the paintwork. Catching cracks early keeps repairs small.

Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger.

Windows and doors in Great Parndon

Harlow, which Great Parndon is part of, is one of England’s post-war new towns. Many homes date from the post-war decades, and many will have had their original windows replaced. The mastic around replacement frames ages too, and gaps at sills and frame heads are where water gets in. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For an older house near a landmark such as Church of St Mary the Virgin, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For landlords with property near Harlow Town station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Great Parndon is about 2 miles south-west of Harlow, in Essex. Wherever you are in the CM19 postcode area, we cover sand mastic for homes and businesses. Across Essex, we cover 644 places, and Great Parndon is one of them. Chelmsford is on our list too, about 17 miles from Great Parndon.

Different surfaces, different methods

Timber door frames

Door frames get knocked and soaked and the mastic can crack early. It’s renewed by hand.

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We work on single windows or whole elevations.

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Sash cords, weights and draught-proofing of the sashes
  • Masonry that needs repairing
  • Decayed frames that need repair

If you are not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Tenement windows
  • Sash and case windows
  • Period & listed homes
  • Brick reveals
  • Timber door frames
  • Stone surrounds

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

The process

You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes anything from a few hours to a full day, depending on how many windows in most cases. Parking around Great Parndon is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Preparing for the visit

  • Keep children and pets away from the work area

Advice

Great Parndon questions

Can you help a landlord with a rental near Harlow Town station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.

Do you cover smaller places like Great Parndon?

Yes. Great Parndon is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can sand mastic be painted?

It’s traditionally left unpainted, as guidance on traditional windows advises. Talk to us before any painting near it.

What exactly is sand mastic?

It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.

Is consent needed for window work on a listed home?

Yes, it’s worth checking. Your local planning authority can say if consent is needed for listed or conservation-area properties.

Is sand mastic better than silicone for my windows?

Sand mastic generally suits period timber windows best. On modern frames, we’d normally use a flexible sealant, and we’ll explain why.

Is it possible to take out silicone and use sand mastic instead?

Often, yes. With the silicone removed and the joint cleaned, sand mastic is applied by hand.

How long does sand mastic take?

As a guide, most jobs take a few hours per window, depending on the condition of the joints. Bigger jobs take longer, and we’ll say how long yours will take.
