Bathroom resealing in CM17: how it works
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on wet rooms, shower trays & enclosures and basins & vanity units, and the jobs we see most are shrunken sealant along the back of a worktop and a messy, uneven bead from a previous reseal.
There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes around two hours for one bath or shower, longer for a whole bathroom in most cases.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.

Near you in Harlow
We work in homes and buildings around Harlow Marsh, St Andrew's Methodist Church and Brays Grove, among other places. Other local landmarks include Purple Emperor pub (within half a mile north-east), BMAT STEM Academy (under half a mile north-west) and Cooks Spinney Primary Academy and Nursery (under half a mile north-east). The nearest railway station is Harlow Town station, about 1.2 miles north-west. A little further out are Princess Alexandra Hospital (1.2 miles west) and Mark Hall Cycle Museum (0.7 miles north-east). For a walk, there’s Hunsdon Mead.
Where we work in CM17
Homes across CM17 range from older properties to new builds, and in places like Harlow, Newhall and Bush Fair there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in CM17 is planned around the forecast.
Harlow: Homes close to St Andrew's Methodist Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Managing a site like Cooks Spinney Primary Academy and Nursery? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Landlords, agents and businesses in CM17
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
What affects the cost of bathroom resealing
We do not publish a price list. What we look at:
- The amount of work
- Working hours on commercial sites
- The old material and how stubborn it is
- How many areas need sealing
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
Helping us quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Access, such as stairs, a lift or height
- A few pictures by email, if you can
- The address or postcode of the job
- How many joints, rooms or windows are involved
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. Whenever you’re ready, phone 0345 464 0079 or email us.
Signs you need bathroom resealing
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.
Common reasons people contact us are:
- Cracked, shrunken or lifting silicone
- Gaps between the worktop and the wall
- Gaps where the bath or tray has moved
- Lumpy, uneven sealant from a DIY attempt
When something else is needed
Sealant is not the answer to every problem, and we will tell you before any work starts. It won’t solve:
- A leaking waste, trap or valve
- A cracked shower tray or bath (that needs repair or replacement)
- Water getting in through the grout rather than the sealant
Different surfaces, different methods
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
CM17: your questions answered
I rent my home. Can I book you?
Of course. Check with your landlord; we can send the quote to them too.
Are you fully insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
Is there any odour?
Possibly a little. It fades as the sealant cures.
Do you come to CM17?
Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes CM17.
