Bathroom resealing in Hastingwood, done properly

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on wet rooms, kitchen worktops & upstands and sinks & splashbacks, and the jobs we see most are black mould in the silicone that won’t clean off and lumpy, uneven sealant from a DIY attempt.

Homes around Hastingwood are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

Every job comes with a one-year guarantee.

What sealant work cannot fix

Before booking, it’s worth knowing the limits:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracks in the tray itself rather than the joint
  • A tray that rocks until it’s re-bedded

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think before booking.

Why act early in Hastingwood

Tired sealant is not a reason to replace a bath or shower. Replacing the joint is usually all it takes, provided the bath, tray and tiles are in good order. If we find a deeper problem, you’ll hear it from us. Older cottages and farmhouses around Hastingwood can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What you get with us

Your questions about bathroom resealing in Hastingwood

Do you cover smaller places like Hastingwood?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Harlow Mill station. Can you help?

Yes, we work for landlords and letting agents. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Is it OK to put new sealant on top of the old bead?

No. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. Every trace of the old bead is removed first.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or drop us an email.

Quotes for bathroom resealing in Hastingwood

The price is agreed before any work begins. It’s based on:

  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • The type of sealant required
  • Mould in or behind the old joints

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, ring 0345 464 0079 or send us an email and we will give you an honest view and a quote.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • The rough size of the job
  • The problem you’ve noticed
  • If someone has resealed it before
  • Access, such as stairs, a lift or height

We do not publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To get started, ring 0345 464 0079 or send us an email.

Bathroom resealing around Hastingwood

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you look after a building such as Henry Moore Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Harlow Mill station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Common problems we fix in Hastingwood

No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

Look out for any of the following:

  • Lumpy, uneven sealant from a DIY attempt
  • Damp behind the bath or under the tray
  • A reseal done over the top of the old bead
  • A joint torn by a bath that flexes

Homes close to Church of St Mary Magdalene include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

The process

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes around two hours for one bath or shower, longer for a whole bathroom from start to finish. Somewhere like Hastingwood needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Clear items away from the joints we’re working on
  • Mention any parking rules near the property

Advice

Surface by surface

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
