How we handle bathroom resealing in Mark Hall North

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on basins & vanity units, wet rooms and kitchen worktops & upstands, and the jobs we see most are failed sealant on the screen profile and water getting behind the kitchen upstand.

Around Mark Hall North, you will mostly find houses and bungalows, from older cottages to newer builds. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

A one-year guarantee comes as standard, so you are not left on your own once the job is done.

Surface by surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Bathroom resealing in Mark Hall North: local notes

Mark Hall North is part of Harlow, one of the post-war new towns. Many homes date from the post-war decades, so bathrooms and kitchens may be on their second or third set of sealant. New sealant won’t stick to old, so the old layers have to come out first. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Letting a property close to Harlow Town station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to St Andrew's Methodist Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Tany's Dell Primary School and Nursery, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Your questions about bathroom resealing in Mark Hall North

Can you help a landlord with a rental near Harlow Town station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.

Is Mark Hall North within the area you cover?

Yes. Mark Hall North is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you reseal kitchen worktops and sinks too?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

How long before the new sealant can get wet?

After around 24 hours in most cases. We’ll tell you the cure time for the product we used.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Will there be a smell?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Are you insured?

Yes. We are fully insured, and we have been doing sealant work for more than 20 years.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

How it works

Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. Most jobs take a couple of hours for a single bath or shower. For a job in Mark Hall North, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, usually around 24 hours.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • On commercial sites, let us know about site rules
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Why deal with it now?

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, as long as the fittings themselves are sound. If we find a deeper problem, you will hear it from us. In a smaller place like Mark Hall North, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why book with us

  • A 12-month guarantee on all work
  • You choose the colour before work begins
  • Homes, businesses and hotels
  • Sanitary silicone with an anti-fungal additive in wet areas

See what affects the cost and our reviews.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Do not let bottles sit on the bead
  • Look for lifting corners and small gaps now and then
  • Keep the fan on for a while after bathing
  • Let new sealant cure fully before it gets wet

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Movement from a bath with loose feet or no proper support
  • A cracked shower tray or bath (that needs repair or replacement)
  • Cracked or missing grout between tiles (that’s regrouting)

If you’re not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer.
