Our bathroom resealing service in CM20
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We’re often asked to deal with gaps between the worktop and the wall and leaks into the floor or ceiling below, on baths, shower trays & enclosures and kitchen worktops & upstands.
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Bathroom resealing across CM20: local notes
CM20 has homes of every age, old and new, and in places like Harlow, Newhall and Little Parndon there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building.
Little Parndon: If you live in an older home near Church of St Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Little Parndon Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Why deal with it now?
Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early.
What your quote should include
- How long the guarantee is
- What happens if the job turns out different
- How much experience the applicator has
- What insurance they hold

Baths
The long joint down the side of a bath is where most leaks start, especially under a shower. It gets one smooth bead of anti-fungal silicone.
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.
For landlords and businesses
Landlords and agents in CM20 can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Keeping the joints in good condition
Looking after new joints is easy:
- Move toiletries away from the joint
- Give the silicone its full cure time
- Dry the bead with a towel now and then
- Check the joints every few months for splits or lifting
Do not stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
Signs you need bathroom resealing
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
These are the problems we’re asked about most:
- A reseal done over the top of the old bead
- Lumpy, uneven sealant from a DIY attempt
- Failed sealant on the screen profile
- Black spots spreading through the bead
CM20: your questions answered
Do you work in CM20?
Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes CM20.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
How long does it take to reseal a bath or shower?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Do you have insurance?
Yes, we’re fully insured for every job we do.
