How we handle bathroom resealing in Gilston

Homes in Gilston have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Typical jobs include leaks into the floor or ceiling below and black mould in the silicone that won’t clean off, across kitchen worktops & upstands, baths and sinks & splashbacks.

In a village or hamlet like Gilston, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

Do you need bathroom resealing in Gilston?

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

Most people get in touch after spotting one of these:

  • Sealant that has split, shrunk or peeled away
  • Water getting behind the kitchen upstand
  • Splits where the tray meets the wall
  • Two layers of silicone, both failing

If you let a flat or house near Harlow Town station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How to choose a mastic man

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

FAQs for Gilston

Will you come out to Gilston?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Harlow Town station?

Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll send you a clear quote.

Is white the only colour available?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Where is Mr Mastic based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Honest limits

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Water coming from the plumbing rather than the joint
  • Movement from a bath with loose feet or no proper support
  • Water getting in through the grout rather than the sealant

If you are not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer before you book.

What bathroom resealing looks like in Gilston

Gilston is part of Harlow, one of the post-war new towns. Many homes date from the post-war decades, so bathrooms and kitchens may be on their second or third set of sealant. New sealant will not stick to old, so the old layers have to come out first. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For site and facilities teams at buildings such as St Alban's Catholic Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to Parish Church of St Mary include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Give the silicone its full cure time
  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep bottles off the sealant line
  • Look for lifting corners and small gaps now and then

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually won’t remove it. Catching it early keeps it a simple reseal.

Why it’s worth doing now in Gilston

Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. Older cottages and farmhouses around Gilston can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, phone 0345 464 0079 or email us for an honest opinion and a quote.

The process

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen for a typical job. In a small place like Gilston, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

How to prepare

  • Clear the area around the work
  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in

Baths

Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.
