How we quote for window mastic

The price is agreed before any work begins. It takes into account:

  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites
  • The number of rooms or windows
  • The type of sealant required

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Window mastic for homes and businesses in Little Parndon

Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on patio & French doors, composite doors and timber windows & doors, and the jobs we see most are gaps where the sill meets the wall and cracked or shrunken mastic around the frame.

Houses in smaller places like Little Parndon can stand more in the open than those in a built-up town, so exposed windows and doors face the weather head on. The mastic around frames on those walls tends to age faster.

There’s a 12-month guarantee on every job, large or small.

What we do, step by step

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a few frames, or a day or more for a whole house and we leave things clean and tidy. For a job in Little Parndon, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Mention any sign-in or site rules at work premises
  • Keep pets and children clear of the area while we work

Window mastic in Little Parndon: local notes

Little Parndon is part of Harlow, one of the post-war new towns. Many homes date from the post-war decades, and many will have had their original windows replaced. The mastic around replacement frames ages too, and gaps at sills and frame heads are where water gets in. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For site and facilities teams at buildings such as Little Parndon Primary School, larger buildings have plenty of frames, and the mastic around each one ages. For landlords with property near Harlow Town station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. In the older streets around Church of St Mary, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Different surfaces, different methods

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.

Little Parndon: your questions answered

Do older homes in Little Parndon need their sealant replacing?

Often, yes: cracked, shrunken or mouldy sealant has done its job. New sealant won’t stick to old, so the old bead has to come out completely first.

I let a flat near Harlow Town station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners. You can ring 0345 464 0079 or email us with the details for a clear quote.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

How long before the joint can be used?

Cure times vary by product and the conditions. We tell you how long to leave it before we go.

Is the work guaranteed?

Yes, with our 12-month guarantee. Keeping drainage clear and checking the joints yearly helps them last.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

Is it OK to seal over old sealant?

No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Honest limits

Sealant is not the answer to every problem, and we’ll tell you before we start. It will not solve:

  • Faulty window hardware
  • Draughts through the window seals rather than the frame
  • A frame that has rotted at the joint

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly before you book.

What we seal

  • Timber windows & doors
  • Window sills
  • Aluminium frames
  • Composite doors
  • uPVC windows
  • Patio & French doors

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Clear any debris from frame drain holes
  • Keep jet washers away from the mastic
  • Wipe condensation off the frames
  • Walk round the house once a year and look at the joints

Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
