Our bathroom resealing service in CM5
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across CM5. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on kitchen worktops & upstands, shower trays & enclosures and baths, and people most often call us about a messy, uneven bead from a previous reseal and water escaping at the shower enclosure.
On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work generally takes around two hours for one bath or shower, longer for a whole bathroom.
- We start by protecting the area and stripping out the old bead.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, usually after around 24 hours.

What’s near Chipping Ongar
We work in homes and buildings around United Reformed Church, Chipping Ongar Primary School and The Ongar Academy, among other places. Well-known places in the area include Willingale Doe (4.5 miles north-east) and St. Margaret's Hospital (5.2 miles west). Open spaces near Chipping Ongar include Gernon Bushes.
Bathrooms and kitchens across CM5
CM5 has homes of every age, old and new, with plenty of rented property in places like Chipping Ongar, Marden Ash and Shelley. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in CM5, joints are cleaned back properly before anything new goes in.
Chipping Ongar: If you live in an older home near United Reformed Church, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Chipping Ongar Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
When it isn’t the sealant
Before you book, it’s worth knowing the limits too:
- Water getting in through the grout rather than the sealant
- A leaking waste, trap or valve
- Damage behind the tiles that needs a tiler
Quotes for bathroom resealing in CM5
Every job gets its own quote. These are the things that affect it:
- The number and length of the joints
- Mould in or behind the old joints
- The type of sealant required
- How many rooms, windows or areas are involved
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.
What to tell us for a quote
When you call or email, these details help:
- Access, such as stairs, a lift or height
- Where the property is
- The type of property
- A few photos by email, if you can
For a quote, ring 0345 464 0079 or drop us an email with the location and a short description of the problem. You’ll have a clear quote before any work starts.
How the job changes by surface
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.
Baths
The long joint down the side of a bath is where most leaks start, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Never pick at the silicone with a blade
- Let new sealant cure fully before it gets wet
- Run the extractor fan during and after every shower
- Dry worktop joints after washing up
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
Common problems we fix in CM5
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.
If you can see any of these, it’s time to have the joints looked at:
- A bead that has pulled away from the tiles
- A joint torn by a bath that flexes
- Failed sealant on the screen profile
- Mouldy sealant that has gone black
CM5: your questions answered
Can you reseal around my kitchen sink and worktop?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply ring 0345 464 0079 or send us an email.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
Is white the only colour available?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.
Do you work in CM5?
Yes. We cover CM5. For a quote, phone 0345 464 0079 or email us.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
