Bathroom resealing for homes and businesses in Theydon Bois

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include black spots spreading through the bead and leaks into the floor or ceiling below, across kitchen worktops & upstands, shower trays & enclosures and baths.

In a smaller place like Theydon Bois, homes are mostly houses and bungalows rather than flats, from older cottages to newer builds. Sealant and grout wear out here just as they do in a big town.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

Theydon Bois homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Letting a property close to Chingford station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to Parish Church of St Mary include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Theydon Bois Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Theydon Bois questions

Is Theydon Bois within the area you cover?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Chingford station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.

When can I use the bath or shower again?

Usually after around 24 hours. You’ll get the exact cure time before we leave.

Do you reseal kitchen worktops and sinks too?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

What we do, step by step

The work is kept neat and contained to the area we are working on. Expect the work to take a couple of hours for a single bath or shower. In a smaller place like Theydon Bois, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

How to prepare

  • Plan for the work area to be out of bounds to pets and children

Advice

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

What affects the cost of bathroom resealing

The price is agreed before any work begins. It’s based on:

  • Mould in or behind the old joints
  • The size of the job
  • Access and height
  • How many areas need sealing

Leaving a failed joint normally makes the job bigger, not smaller. If you are unsure, call 0345 464 0079 or send us an email for an honest opinion and a quote.

What we need to know

When you contact us, it’s useful to know:

  • Any previous sealing or DIY work
  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you are ready, ring 0345 464 0079 or send us an email.

When something else is needed

To be straight with you, some problems need a different trade:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Damage behind the tiles that needs a tiler
  • Movement from a bath with loose feet or no proper support

If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.

Joints and surfaces we work on

  • Wet rooms
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units

Different surfaces, different methods

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.

What happens if it’s left?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. In a smaller place like Theydon Bois, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.
