Bathroom resealing near Steward's Green

About our bathroom resealing in Steward's Green

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you are dealing with water escaping at the shower enclosure and a messy, uneven bead from a previous reseal, we can put it right, on basins & vanity units, wet rooms and shower trays & enclosures alike.

Homes around Steward's Green are mostly houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Common problems we fix in Steward's Green

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.

The problems people generally mention when they call include:

  • Water getting behind the bath panel
  • New sealant laid over old sealant that is now lifting
  • A bead that has pulled away from the tiles
  • Failed sealant on the screen profile

If you live in an older home near Church of St John the Baptist, older homes can move a little, which is hard on rigid grout and tired sealant.

What sealant work can’t fix

In fairness, some problems need a different trade:

  • Damage behind the tiles that needs a tiler
  • Water coming from the plumbing rather than the joint
  • Water getting in through the grout rather than the sealant

If in doubt, call 0345 464 0079 or email us and we will say what we think.

Bathroom resealing around Steward's Green

Steward's Green has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For site and facilities teams at buildings such as Ivy Chimneys Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What the job involves on each surface

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows, so the line doesn’t stand out.

What we do, step by step

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a village or hamlet like Steward's Green, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Tell us about any water getting in
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any previous sealing or DIY attempts

Advice

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Never pick at the silicone with a blade
  • Keep bottles off the sealant line
  • Squeegee the walls and tray after use
  • Wipe up water along the back of the worktop

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Do you work in hotels near Steward's Green?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Where are you based?

Quotes for bathroom resealing in Steward's Green

We don’t publish a price list, because jobs vary so much. The quote depends on:

  • Whether the work is at height
  • Whether there’s mould to deal with
  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • Where the property is
  • How many joints, rooms or windows are involved
