  • Discoloured grout on otherwise sound tiles

Need regrouting in Epping?

Regrouting in Epping, done properly

Changing the grout colour is a simple way to update tiles. Light grout can go darker to hide marks or back again. Tell us what you have in mind when you ask for a quote. If you’re dealing with cracked grout along the bath or tray and grout stained black or orange that won’t clean, we can put it right, whatever the surface.

In a smaller place like Epping, homes are mostly houses and bungalows rather than flats, some older and some much newer. Sealant and grout wear out here just as they do in a big town.

All our work comes with a one-year guarantee.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Do you need regrouting in Epping?

Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly can wash out within a few years.

Any of these means the joints need attention:

  • Shower grout that has worn away
  • Cracked grout along the bath or tray
  • Floor grout that won’t come clean
  • Greasy, stained grout behind the hob

If you live in an older home near Church of St John the Baptist, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What to look for in a quote

  • How the joint is cleaned and prepared
  • What product goes in the joint
  • Whether they’re fully insured
  • What guarantee comes with the work

What happens if it’s left?

Cracked grout lets water behind the tiles. Leave it, and the adhesive or the wall behind can suffer, and then you are looking at retiling. Sorting it early keeps the job simple. In an older home around Epping, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.

Your questions about regrouting in Epping

Do you work for hotels and guest houses in Epping?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Yes, Epping is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or send us an email and tell us what needs doing, and we will give you a clear price.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

There can be a smell while the sealant cures, but it fades. Ventilation helps.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

For landlords and businesses

We also work for property managers and facilities teams in Epping and across Essex. Several sites can be quoted together, and we are fully insured.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

What affects the cost of regrouting

Jobs vary more than people expect. What affects the quote:

  • The old material and how stubborn it is
  • Any working-time requirements on site
  • Mould in or behind the old joints
  • Whether the work is at height

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

What to tell us for a quote

You do not need to know the technical terms. Just tell us:

  • A few photos by email, if you can
  • How we’d reach the joints
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel

We don’t publish a price list, because every job is different. Instead, we send you a clear quote for your job. To get started, phone 0345 464 0079 or email us.

Epping homes and their sealant

There are hotels and other places to stay in and around Epping. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Schools such as Epping Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What the job involves on each surface

Kitchen splashbacks

A splashback can be regrouted without touching the worktop. The joint along the worktop is resealed with silicone.

Bathroom floors

If floor grout keeps cracking, the floor may be moving. We look for loose tiles first.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours for a shower enclosure, longer for a whole room from start to finish. A visit to Epping is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep children and pets away from the work area
  • Let us know about earlier repairs to the joints
