Sealant work in CM24

Bathroom resealing in CM24: how it works

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across CM24. We are ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on shower trays & enclosures, kitchen worktops & upstands and sinks & splashbacks, and common reasons people get in touch are mouldy sealant that has gone black and sealant that has split, shrunk or peeled away.

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes half a day or less for one room, longer when the kitchen is included for a typical job.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Bathrooms and kitchens across CM24

Across CM24, from Stansted Mountfitchet, Bentfield Green and Burton End outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in CM24, joints are cleaned back properly before anything new goes in.

Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

What sealant work cannot fix

We will not take on work that will not last, so these are the limits:

  • Tiles that have come away from the wall
  • A bath or tray that moves because it isn’t properly supported
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Run the extractor fan during and after every shower
  • Do not let bottles sit on the bead
  • Dry worktop joints after washing up
  • Check the joints every few months for splits or lifting

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • The type of sealant required
  • Mould in or behind the old joints
  • Access and height
  • The size of the job

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

What we need to know

Before you ask for a quote, have a think about:

  • The rough size of the job
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • How we’d reach the joints

CM24 questions

What do you need from me for a quote?

Tell us what needs doing and where, with photos by email if possible. We will ask anything else we need to know.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Can you get rid of the black mould in my sealant?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

How much does bathroom resealing cost in CM24?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.
