Remedial sealant in Hare Street

About our remedial sealant in Hare Street

The wrong product in the wrong joint won’t last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. We are often asked to deal with smears and lumps from a botched reseal and movement joints that have split or pulled away, on failed movement joints, leaking tray & enclosure joints and expansion joints.

For a small place like Hare Street, remedial sealant is planned like any other job: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

Your job is guaranteed for a year, as with all our work.

What the job involves on each surface

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We take care not to make it worse, and point out any existing damage.

Mouldy bath & shower sealant

Mould that has grown into silicone does not clean out for good. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.

Why it’s worth doing now in Hare Street

Adding more sealant is the usual quick fix, and it rarely works. It can’t bond to what’s underneath, leaving the leak in place and one more layer to cut out later. Where a wall is exposed, as many are in small places like Hare Street, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we’re called out for in Hare Street

Joints that move need sealant that can stretch. Flexing baths, rocking trays and building movement joints split any bead that’s too stiff or too thin.

Any of these means the joints need attention:

  • Worktop sealant that has shrunk and split
  • Wide, uneven beads that look worse than the old ones
  • Decorators’ caulk around a bath or shower
  • Beads that never stuck properly

Homes close to Church of St Margaret of Antioch include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What your quote should include

  • Are they insured?
  • What the quote includes, VAT included or not
  • How the joint is cleaned and prepared
  • When the joint can take water or movement

The process

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most joints, depending on how much old sealant has to come out. Somewhere as small as Hare Street, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. Every layer of old sealant is cut and cleaned out.
  3. Next, any mould is treated and the joint dried.
  4. Moving joints get backing and a flexible sealant to suit.
  5. The new joint is tooled neatly and we explain anything else we found.

Getting ready for the visit

  • Keep children and pets away from the work area
  • For business premises, tell us about site rules or sign-in
  • Mention any parking rules near the property

Advice

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Deal with small splits early
  • Check trays and worktops don’t move
  • Run the fan after every shower
  • Do not point over movement joints

Clean gently: no scraping, scouring pads or harsh chemicals.

Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

Hare Street questions

Is Hare Street in your area for remedial sealant?

Yes. We work across London and the South East, and Hare Street is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.

Is there a guarantee on remedial sealant in Hare Street?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Someone sealed over the old bead. Can you fix it?

Yes. Each layer is cut out and the residue cleaned off, before resealing with a single bead.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Can old silicone be taken off without scratching the tiles?

Yes. We take our time over removal, particularly on softer surfaces like acrylic.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.

How we quote for remedial sealant

The price is agreed before any work begins. It takes into account:

  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • Access and height
  • How much there is to do

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Any access issues, like height or stairs
  • Whether it’s a home or a business
  • Pictures of the joints, sent by email
  • Whether it has been sealed before

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
