About bathroom resealing in CM99
Homes in CM99 have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. Common call-outs are for failed sealant on the screen profile and black spots spreading through the bead, on basins & vanity units, kitchen worktops & upstands and wet rooms.
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What you’ll pay
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why choose Mr Mastic
- 20+ years of sealant experience
- White, clear, grey or another colour, product permitting
- We leave the area clean and tidy
- We agree the colour with you first

Bathrooms and kitchens across CM99
From Springfield to its smaller places, homes across CM99 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in CM99, joints are cleaned back properly before anything new goes in.
Springfield: If you look after a building such as Barnes Farm Junior School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Beaulieu Park station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
For landlords and businesses
In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
How the job changes by surface
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.
Basins & vanity units
On a basin, neatness shows: so we keep the line tidy and even, in white, clear or a colour to suit.
Looking after it afterwards
So the new joints stay in good condition:
- Dry worktop joints after washing up
- Don’t let bottles sit on the bead
- Use gentle cleaners on the silicone
- Never pick at the silicone with a blade
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
What happens if it’s left?
Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last.
What your quote should include
- What happens if the job turns out different
- Is the old sealant removed completely?
- What insurance they hold
- What guarantee comes with the work
FAQs for CM99
How much does bathroom resealing cost in CM99?
It depends on the job, so we quote each one individually. To get one, call 0345 464 0079 or drop us an email with a short description of the job.
Can you just seal over the old silicone?
No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Does the resealing come with a guarantee?
Yes. All our work comes with a 12-month guarantee.
Do you work in CM99?
Yes. We’re based in Crawley and work across South East England, London and Scotland, CM99 included.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
How long will the resealing take?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
