Our bathroom resealing service in CM2
Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We are often asked to deal with a messy, uneven bead from a previous reseal and leaks into the floor or ceiling below, across kitchen worktops & upstands, sinks & splashbacks and basins & vanity units.
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It usually takes a couple of hours for a single bath or shower.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Where we work in CM2
From Chelmsford, Moulsham and Springfield to its smaller places, homes across CM2 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in CM2, joints are cleaned back properly before anything new goes in.
Moulsham: Managing a site like Our Lady Immaculate Catholic Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Chelmsford station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Honest limits
A few problems are outside what sealant work can do:
- Failed grout lines across the wall
- A tray that rocks until it’s re-bedded
- Cracks in the tray itself rather than the joint
How the job changes by surface
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.
What affects the cost of bathroom resealing
Some jobs are bigger than they look, and some smaller. The main factors:
- How much old sealant there is and how hard it is to remove
- The size of the job
- The number of rooms or windows
- When we can work, for business premises
Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.
What we need to know
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- How we’d reach the joints
- The rough size of the job
- What the problem is, such as mould, gaps, leaks or cracking
- Any previous sealing or DIY work
Asking for a quote is easy: tell us what needs doing and where. Photos by email help us understand the job, and we’ll come back to you with a quote.
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Keep an eye on the corners, where splits start
- Move toiletries away from the joint
- Wipe the sealant dry after showering
- Stick to a soft cloth and a mild cleaner
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
Landlords, agents and businesses in CM2
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
CM2: your questions answered
Do you work for hotels and businesses?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
Can new silicone go straight over the old?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Do you work for letting agents?
Yes, we do. We work in homes, commercial premises and hotels, and we’re fully insured.
What should I tell you?
A short description and the location, with pictures by email if possible. If we need more, we will ask.
Do you come to CM2?
Yes. We are based in Crawley and work across South East England, London and Scotland, CM2 included.
Do you remove the old sealant?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
