About bathroom resealing in CM11

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We are often asked to deal with mouldy sealant that has gone black and a messy, uneven bead from a previous reseal, across shower trays & enclosures, basins & vanity units and sinks & splashbacks.

On the day, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before we start. Most jobs take a couple of hours for a single bath or shower.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

How we quote

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or send us an email.

For rail, the closest station is Wickford station, about 2.2 miles north-east of the centre. Where we work in CM11

Homes across CM11 range from older properties to new builds, and in places like Billericay, Wickford and Noak Bridge there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in CM11 is planned around the forecast.

Crays Hill: Homes close to Church of St Mary include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Wickford station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What affects the quote in CM11

We quote each job individually. This is what makes a difference:

  • Access and height
  • The type of sealant required
  • How many areas need sealing
  • When we can work, for business premises

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • Where the job is, and your postcode
  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few photos by email, if you can

We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or email us.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Tiles that have come away from the wall
  • Failed grout lines across the wall

Different surfaces, different methods

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

What we are called out for in CM11

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Signs it’s time to call us include:

  • New sealant laid over old sealant that is now lifting
  • Smears of silicone across the tiles
  • Mouldy sealant that has gone black
  • Sealant that has split, shrunk or peeled away

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

CM11: your questions answered

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Do you work for letting agents?

Yes. We work for householders, landlords, letting agents, businesses and hotels.

When can I use the bath or shower again?

Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

How long will the resealing take?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Opening a window helps.
